What is it like to live in Scotch 80's?
The Scotch 80s is one of the oldest high-end neighborhoods in Las Vegas. The name goes back to about 1911, when Peter Buol, the city's first mayor, bought 80 acres here with money from Scottish investors. The homes came later: most went up in the 1950s, 1960s, and 1970s, as ranch and mid-century custom homes on lots far bigger than the tract homes going up across the valley.
Today it is a pocket of half-acre and acre lots a few minutes from downtown. Charleston Boulevard along the north edge is commercial, and everything south of it is homes on quiet streets and cul de sacs. Some owners have bought two original lots and built one larger home, and you will see original 1960s ranches next to new modern builds on the same block.
There is no HOA. That means no monthly dues and more freedom to remodel, add a pool, or rebuild, but it also means nobody enforces how a neighbor keeps a yard. The City of Las Vegas handles permits and zoning. Next door, across Rancho Drive, is McNeil Estates, a larger vintage neighborhood with smaller lots and lower prices.
What is there to do outside in Scotch 80's?
Most of the outdoor life here happens in big backyards, and the city's parks and the downtown arts district are a short drive away.
- Your own yard
Lots are large enough for a pool, a guest house, a sport court, and mature trees, which is why many people buy here.
- Downtown and the Arts District
Restaurants, galleries, and events in the 18b Arts District and on Fremont Street are a few minutes north and east.
- Red Rock Canyon
Charleston Boulevard runs straight west to Red Rock Canyon National Conservation Area, about 30 minutes away.

What should you check before buying in Scotch 80's?
Older custom homes need a closer look than newer ones: inspect the sewer line, roof, electrical, and plumbing, and get an insurance quote for the exact address before you remove contingencies.
- Sewer line camera inspection
Many homes here are 50 to 70 years old. Have a plumber run a camera down the sewer line to the street, since roots and old pipe are common and costly to fix.
- Electrical, plumbing, and roof
Ask what has been updated and when. Original wiring, galvanized pipe, and old flat roofs show up in vintage homes and affect both repairs and insurance.
- Permits for past additions
Many homes have been added onto over the decades. Check with the City of Las Vegas that additions, guest houses, and pools were permitted.
- Lot lines and what you can build
If you plan to add on or rebuild, confirm the lot size, setbacks, and zoning with the city before you write an offer.
- Insurance quote for the exact address
Age of the roof, wiring, and pool all move the premium. Get a quote on the actual address early, not a general estimate.
- SID and LID assessments
Some Las Vegas properties carry a Special or Local Improvement District assessment on the tax bill. Ask whether the home has one and who pays the balance at closing.
