What is it like to live with a Strip view in Las Vegas?

The view is mostly a night thing. In daylight the Strip is a row of towers on the valley floor, with haze some days. After sunset it turns into the brightest skyline in the country, and from a patio in MacDonald Highlands or The Ridges you can watch the Sphere change and the Strat light up from 10 to 15 miles away. On New Year's Eve the fireworks are the show, and you do not have to go anywhere to see them.

Where you sit changes the picture. From the Henderson hillsides, like Seven Hills and Ascaya, you look northwest across the whole valley at the Strip. From the west side of Summerlin you look east, with the city spread out below and the Spring Mountains behind you. From Southern Highlands you look north up the Strip from its south end. A high rise condo puts you right next to it; see Strip view condos.

The tradeoffs come with the high ground. Hillside lots catch more wind, have retaining walls and slopes to maintain, and often sit on longer drives. The rooms with the view also face the sun differently depending on the side of the valley: Henderson homes looking northwest take the late afternoon sun on that glass, while west side homes looking east get morning sun and a shaded patio by evening. Good window shades and tinting are part of the cost.

The view is also not guaranteed. Nevada does not give homeowners a general right to a view, so what protects it is the slope of the land, the lots below, and any height rules in the CC&Rs. A view across a built-out neighborhood is safer than one across a vacant lot or a parcel the developer has not built yet. And a view costs money: the same plan with and without a Strip view can sell for very different prices, so we compare sold homes with the same view before you make an offer.

What should you check before buying a Strip view home in Las Vegas?

See the view at night from inside the home, find out what could be built in front of it, and price the view against sold homes with the same outlook.

  1. See it at night, from the rooms you use

    Visit after dark and check the view from the great room, the primary bedroom, and the patio, sitting and standing. A view from one upstairs window is worth less than one from the main living space.

  2. What could block it

    Ask what sits on the lots below the home and whether any are still open to build on. Read the CC&Rs for height limits, and look up the zoning on any vacant land in the line of sight.

  3. The MLS view field

    The listing agent chooses whether to mark a Strip view. Two homes marked the same way can have very different views, so judge each one in person.

  4. Sun and glass

    Note which way the view windows face. West and northwest glass takes the hottest afternoon sun, so ask about window tint, shades, and summer power bills.

  5. Slope, walls, and drainage

    Hillside lots often have retaining walls and drainage systems. Have the inspector look at them, and ask the HOA who maintains the slopes.

  6. Appraisal and the view premium

    Appraisers lean on sold homes with similar views. If you pay well over nearby sales for the view, plan for a possible appraisal gap and talk to your lender early.

  7. Insurance for the exact address

    Larger hillside homes with a lot of glass can cost more to insure. Get a quote for the actual address before you remove contingencies.

  8. HOA dues and gates

    Many of the best view communities are guard gated with higher dues. Get the resale package with current dues, reserves, and any special assessments.

Is a Strip view better from Henderson or Summerlin?

They are different. Henderson hillsides look northwest across the whole valley, with the lights spread out in front of you. Summerlin looks east from the other side, with the Spring Mountains behind you. Many buyers decide by which side of town they want to live on.

Do Strip view homes get more sun?

It depends on the direction. Henderson homes looking northwest at the Strip take more late afternoon sun on the view windows. West side homes looking east get morning sun instead.
