What is it like to live in North Las Vegas?

North Las Vegas is its own city, not a neighborhood of Las Vegas. It started in 1919 as a 160 acre homestead that Thomas Williams settled north of the Las Vegas townsite, and it was incorporated in 1946. The older part of the city, south of Craig Road and around Lake Mead Boulevard, has mid-century homes on small lots with no HOA. Most of the city you drive through today was built after 2000, as growth moved north toward the 215.

The first big master plan was Aliante, which opened in 2003 on about 1,900 acres the city sold at a 2001 land auction. It has a public 18 hole golf course, the Aliante Nature Discovery Park, a library, a casino, and Sun City Aliante for buyers 55 and older. Every Aliante home pays the Aliante Master Association, and some neighborhoods add their own fee. Most of it is resale now.

New construction has moved farther north. The Villages at Tule Springs, a 1,280 acre master plan off the 215, broke ground in 2017 with Lennar, KB Home, and Tri Pointe among the first builders, and more builder communities have filled in along the beltway since. The city has grown from 262,527 people in the 2020 census to about 297,000 by the 2025 estimate.

Jobs are a big part of the story. The city annexed the Apex area off I-15 at US 93, about 18,000 acres, and it has filled with distribution and manufacturing plants since. Nellis Air Force Base, home of the Thunderbirds, sits just east of the city line in unincorporated Clark County, and a lot of the people who work there live in North Las Vegas. The VA Southern Nevada medical center, which opened in 2012, is at Pecos Road and the 215. The College of Southern Nevada has its Cheyenne campus here too.

For buyers, the draw is usually more house for the money than Summerlin or Henderson, with newer homes on the north end and older, lower cost homes closer to downtown. The tradeoff is the drive: the Strip and the airport are farther from the north end, and I-15 backs up at rush hour.

What is there to do outside in North Las Vegas?

Craig Ranch Regional Park, the Tule Springs Fossil Beds National Monument, more than 70 miles of city trails, and golf at Aliante.

  • Craig Ranch Regional Park

    A 170 acre park on Craig Road, built on the old Craig Ranch Golf Course and finished in 2013. It has an amphitheater for concerts, a 65,000 square foot skate park, three dog parks, ball fields, courts, and a community garden.

  • Tule Springs Fossil Beds National Monument

    A 22,650 acre national monument just north of the city, created in 2014 to protect Ice Age fossils. It is open sunrise to sunset with no fee, no visitor center, and no water or shade, so go early in summer. One way in is off Aliante Parkway.

  • City trails

    More than 70 miles of trails, including about 15 miles along the Las Vegas Wash and 24 miles of paved paths through Aliante.

  • Aliante Golf Club

    A public 18 hole Gary Panks course that opened in 2003. Anyone can book a tee time, and no membership comes with a home.

  • Aliante Nature Discovery Park

    A 20 acre park in Aliante with a lake and an amphitheater.

What should you check before buying in North Las Vegas?

Confirm the home is inside the city, check for SID or LID assessments, and ask for every HOA resale package before you remove contingencies.

  1. City or county

    A North Las Vegas mailing address does not always mean the City of North Las Vegas. Check the tax bill or the Clark County assessor's record so you know which city or county rules, police, and utilities apply.

  2. SID and LID assessments

    Newer neighborhoods on the north end were often built with a Special or Local Improvement District, which shows up as a separate assessment on the property tax bill. Ask what the yearly amount is, what balance is left, and whether the seller pays it off at closing or it passes to you.

  3. HOA resale packages

    Master plans like Aliante have a master association, and many neighborhoods add their own. Some older streets near downtown have no HOA. Ask for the resale package from each association, with dues, special assessments, and transfer fees.

  4. New construction contracts

    Builder contracts are written by the builder, not on the standard Nevada purchase agreement. Read the deposit, lot premium, and closing date terms, and get your own inspection before drywall and again before closing.

  5. Jet noise near Nellis

    Homes on the east side of the city sit under some of the base's flight paths. Visit at different times of day and look at the base's noise zone maps if quiet matters to you.

  6. Age rules in Sun City Aliante

    Sun City Aliante is a 55+ community. Confirm who can live in the home and buy it before you write an offer.

  7. Solar leases

    If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.

  8. Insurance quote for the exact address

    Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
