What is it like to live in The Summit Club?

The Summit Club sits on the western rim of Summerlin, between the Red Rock Canyon National Conservation Area and the rest of the valley, with the Strip in view to the east. Discovery Land Company, a builder of private club communities, built it in a joint venture with Howard Hughes. Lots went on sale in 2015 and the Tom Fazio golf course opened in 2017.

Daily life runs through the club. The clubhouse holds the dining rooms, the men's and ladies' lounges, a fitness and wellness center, a market with in-house aged meats, and a resort pool. An Outdoor Pursuits staff plans mountain biking, trail running, horseback rides, and climbing trips, and a Kids Camp runs programs for children.

There are three kinds of homes. Custom estate homesites, which owners build on under the community design guidelines; Club Village homes, built by Discovery Builders Nevada from set floor plans near the clubhouse and practice facility; and suites in the Club Tower and clubhouse buildings. In 2020 the club president told the Review-Journal that most designs were midcentury modern and that the average custom home under construction was about 15,000 square feet.

In 2022 Howard Hughes and Discovery Land added more than 50 acres on the west side, and Clark County approved 28 lots on nearly 58 acres, described in a county report as the last phase. The Review-Journal reported about $134 million in lot sales in that section from 2023 through 2025. Prices here are among the highest in Nevada, with resale homes and condos reported in the eight figures.

Settle club membership before you commit, add up the club dues and association fees together, and plan for build time if you are buying a homesite.

  1. Club membership and initiation

    The club calls itself members-only and does not publish its fees. Ask the club in writing whether membership comes with the home, what the initiation is, and whether any part of it transfers when you sell.

  2. Two layers of cost

    Club dues and association fees are billed separately. In 2020 they were reported at $39,000 and $16,800 a year. Get current numbers and any food and beverage minimum before you write an offer.

  3. Building on a homesite

    Custom homes follow the community design guidelines and go through design review. Budget the time for design, approval, and construction, which often runs several years for a large estate.
