How many Las Vegas Golf Course Homes homes are for sale at each price?
Las Vegas Golf Course Homes has 391 homes for sale. The most, 91, are priced between $400K and $750K.
Which Las Vegas communities are best for golf course homes?
For a private club, look at Southern Highlands, Red Rock Country Club, TPC Summerlin, Spanish Trail, Las Vegas Country Club, MacDonald Highlands, Anthem Country Club, and SouthShore. Canyon Gate is a smaller guard gated community around a private club on the west side, and Rhodes Ranch puts you on a public course with no membership at all.

What is it like to live on a golf course in Las Vegas?
Living on a course here gets you the one thing the desert does not give you for free: a long stretch of green out the back window that no one can build on, at least while the course stays open. In a valley where most backyards end at a block wall, a fairway lot feels bigger than it is. Many of the best known addresses in town grew up around a course, from Las Vegas Country Club near the Strip to TPC Summerlin on the west side and the Southern Highlands Golf Club in the south valley.
The first thing to sort out is the club. At the private clubs, the club is its own business, and a home on the fairway does not come with a membership. You buy one from the club if you want it, and plenty of owners never do. If you just want to play now and then, a home on a public course like Rhodes Ranch, Painted Desert, Tuscany, or Legacy gives you the view and a tee time with no initiation fee.
There are tradeoffs. Golfers can see into your yard, and on some holes balls land in it. Mowers start early, because summer golf here starts at dawn. Course lots usually come with CC&Rs that control fences and landscaping along the fairway, so check before you plan a wall or a tall hedge. And a fairway lot almost always costs more than the same house a street over.
The bigger risk is the course itself. A golf course is a business, and in Las Vegas some have failed. Silverstone in the northwest closed in 2015 and is still unmaintained, Badlands next to Queensridge closed in 2016 and is now approved for homes, and Black Mountain in Henderson closed in 2018. Water matters too: the water district cut golf course water budgets to 4 acre-feet per acre starting in 2024, and courses have been turning rough and out-of-play grass into desert landscaping. Before you pay for a view, find out who owns the course and what would happen if it closed. A few, like Los Prados and Sun City MacDonald Ranch, are owned by the homeowners, which takes that question off the table.
What should you check before buying a golf course home in Las Vegas?
Find out who owns the course and what protects it, where the home sits on the hole, and what the club, the HOA, and the insurance will each cost before you remove contingencies.
- Who owns the course, and could it close
Ask whether the course is owned by a private company, a club, a city, or the homeowners. Check for deed restrictions, the zoning on the course land, and any recent city or county filings to change it. Silverstone, Badlands, and Black Mountain all closed in the last ten years.
- Membership is separate from the home
At the private clubs, buying the house does not make you a member. If you want to play, ask the club about initiation fees, monthly dues, and any wait list before you write an offer.
- Where the home sits on the hole
Homes along the landing area of a long hole, especially on the right side of the fairway, see more stray balls. Look for dings in the stucco, patched windows, or nets, and stand in the backyard during a busy morning tee sheet.
- On the course or just a golf view
Listings marked with a golf view include homes across a street or up a hill from the course. If you want the fairway behind the house, walk the lot line and check the plat map.
- Fence, view, and landscaping rules
Course lots often require open view fencing and limit what you can plant or build along the fairway. Read the CC&Rs and design rules for the master association, the neighborhood, and any club easements.
- Changes to the course
With tighter water budgets, many courses have replaced grass with desert landscaping. Ask whether turf removal or redesign is planned near the home, since it can change the view you are paying for.
- HOA layers and the gate
Golf communities often have a master association, a neighborhood association, and a separate club. Ask for every resale package with current dues, special assessments, transfer fees, and any SID or LID balance.
- Insurance quote for the exact address
Get a quote on the actual home early, and ask how the policy handles glass and roof damage from golf balls.
