What is it like to live in Redpoint?

Redpoint is one of the newest parts of Summerlin, in the Summerlin West area west of the 215 Beltway and north of Far Hills Avenue. Summerlin calls it a district rather than a village, and it sits on raised ground that looks back over the valley. Homes started selling in November 2020, at the same time as Redpoint Square next door.

Redpoint holds the larger single family homes of the two districts. In 2022 Summerlin listed eight neighborhoods actively selling here, with prices from the low $600,000s to $1.42 million and homes from about 1,650 to more than 4,500 square feet. Redpoint is no longer on Summerlin's list of areas with builders actively selling, so most homes for sale now are resales.

The eight neighborhoods are Savannah and Castellana by Taylor Morrison, Crystal Canyon by Woodside, Carmel Cliff by Pulte, Acadia Ridge by Toll Brothers, Overlook and Kings Canyon by Tri Pointe, and The Arches by Lennar, where every plan has a NextGen suite. Savannah is all single story, and Acadia Ridge is gated with 151 homes.

Summerlin built a string of small parks and green corridors through the district: Ridge Pine Park, the Redpoint Paseo, and the Redpoint Arroyo along Redpoint Drive. Redpoint Square, just south and east, adds townhomes and Explorer Park. Stonebridge is next door to the south, and Downtown Summerlin is about eight minutes away by car.

A landscaped arroyo with play areas, a paseo, and pocket parks inside the district, with larger Summerlin parks a short drive away.

  • Redpoint Arroyo

    A landscaped arroyo along Redpoint Drive from Carriage Hill Drive to Desert Foothills Drive. The first 9 acre phase opened in January 2024 with a climbing structure, an exercise station, a playground, and shaded seating, and a second phase opened in 2025.

  • Redpoint Paseo

    Almost 2 acres running along several neighborhoods, opened in July 2024, with an exercise station, a playground, and shaded seating.

  • Ridge Pine Park

    A 1.46 acre park at 275 Ridge Pine Street, opened in January 2023, with lawn, shaded picnic areas, and a playground.

  • Explorer Park

    In Redpoint Square at Red Pass Drive and Desert Foothills Drive, with a climbing structure and a shade structure shaped after the November night sky.

  • Stonebridge Park and Fox Hill Park

    Larger Summerlin parks nearby, with lighted fields at Stonebridge Park and adventure themed play areas at Fox Hill Park.

Add up every association fee, look for a special improvement district balance on the tax bill, and confirm what the builder warranty still covers.

  1. Every association fee

    The Summerlin West Community Association is $69 a month in 2026. Gated neighborhoods such as Acadia Ridge add their own fee. Ask for the resale package from each association.

  2. SID and LID assessments

    Summerlin West has special improvement districts that paid for roads and utilities. Check the Clark County tax bill and the title report for a balance before you remove contingencies.

  3. Builder warranty

    Homes here date from 2020 on, so some may still have time left on the builder's warranty. Ask the seller for the paperwork and whether it transfers.

  4. Solar

    If the home has panels, find out whether they are owned or leased. A lease passes to you and needs the solar company's approval.

  5. Redpoint or Redpoint Square

    The two districts sit side by side. Confirm which one the home is in, since attached homes in Redpoint Square have different associations and costs.
