Professional photography, drone video, digital ads, print, and social content, all ready before day one.
Fourteen years of relationships often connect your home with qualified buyers early, inside the MLS rules.
We weigh every term of every offer and counter with a plan to protect your net.
Showings, offers, escrow, and closing are all managed.
Thirty days or six months, we build the plan around your goals.

What do sellers ask us most?
How do you set the right listing price?
We run a comparative market analysis from recent closed sales, active listings, and days on market in your neighborhood. Pricing is part data and part strategy: we price to attract the right buyers and create urgency, instead of listing high and sitting.
What does your marketing include?
Professional photography, drone video, MLS syndication, targeted social ads, Google retargeting, email to our buyer database, and LPT print pieces. Every listing gets the full package. We do not tier our marketing by price.
How long will it take to sell my home?
It depends on price, condition, and the market. Well-priced homes often go under contract within 30 to 60 days, and escrow usually takes another 30 to 45 days to close. When we meet, we give you an honest timeline from current market data, never a number designed to win the listing.
Should I make repairs or sell as is?
It depends on the repair, the cost, and the likely return. Some updates pay for themselves several times over and others are not worth the hassle. We walk through your home and tell you what to fix, what to skip, and what to disclose. Selling as is still requires the Nevada disclosure form.
What are typical closing costs for sellers in Nevada?
Nevada sellers typically pay 1 to 3 percent of the sale price in closing costs, including the Clark County transfer tax of $2.55 per $500 of value, escrow and title fees, prorated taxes and HOA dues, and any negotiated buyer credits. Commissions are separate and negotiated at listing. You get a clear net sheet before you sign anything.
Can I sell if I still have a mortgage?
Yes. That is how most sales work. Your loan is paid off through escrow at closing from the sale proceeds. As long as your equity covers the balance and the closing costs, you can sell. We run the numbers with you up front.
What is the due diligence period?
It is the window in the Las Vegas purchase agreement, usually 10 to 17 days from acceptance, when the buyer inspects the home and can cancel for any reason. Once it passes, the buyer's earnest money is generally at risk if they walk away without another contract reason. We push to keep it short and to get repair requests in writing early.
Do I have to be out of the house for showings?
Yes, for every showing. Buyers stay longer and talk more freely when the owner is gone. We set your showing rules once, such as notice and blackout times, and apply them to every request. Our showing guide covers the rest.
What does it cost to sell a home in Las Vegas?
Most Las Vegas sellers spend about 1 to 3 percent of the sale price on closing costs, plus the commission they agree to when they list. The biggest fixed cost is the real property transfer tax: in Clark County it is $2.55 for every $500 of value, about 0.51 percent, or roughly $2,550 on a $500,000 home. Nevada law puts it on the seller unless the contract says otherwise, and by custom here the seller usually pays it, though it can be negotiated.
The rest is escrow and title fees, your share of property taxes and HOA dues through the closing date, any HOA transfer or resale package fees, and any credit you agree to give the buyer for repairs or their closing costs. Your mortgage and any liens are paid off from the proceeds through escrow, so you do not need cash in hand to sell as long as your equity covers it.
Before you sign a listing agreement we give you a net sheet with every line on it, and you can run your own version with our home sale calculator. For tax questions about the sale, such as the capital gains exclusion on a primary home, talk to your CPA.
What does Nevada require a seller to disclose?
Nevada requires you to fill out the Seller's Real Property Disclosure form at least 10 days before the home closes, and in practice we deliver it with or right after the accepted offer. You complete it yourself; your agent is not allowed to fill it out for you. If you find a new defect, or a known one gets worse before closing, you must tell the buyer in writing.
Disclose what you know. Roof leaks, plumbing and slab issues, past water damage, pool equipment problems, and anything you have repaired are the usual items here. A clear disclosure rarely scares a buyer off. A surprise in the inspection often does, or it turns into a credit you did not plan for.
If your home is in an HOA, the association prepares a resale package with the CC&Rs, budget, dues, and any violations or pending assessments. The buyer can cancel until midnight of the fifth day after receiving it, so we order it early and read it before the buyer does.
