What is it like to live in Paradise Palms?

Paradise Palms is the best-known mid-century modern neighborhood in Las Vegas. Irwin Molasky and Merv Adelson broke ground in March 1960 on what became the first master-planned community in Clark County, on open desert east of Maryland Parkway along Desert Inn Road. They set aside land for a school, for offices along Desert Inn, and for the Boulevard Mall, which opened in 1968 at Maryland Parkway and Desert Inn.

The first homes, from 1960 and 1961, were designed by local architect Hugh Taylor, and most sit north of Desert Inn Road. In 1961 the developers hired Palmer and Krisel, fresh from their tract homes in Palm Springs, and about 400 of their homes went up south of Desert Inn: low post-and-beam houses with flat, gable, folded plate, or butterfly roofs, clerestory windows, and block, stone, or board and batten walls. Other builders filled in through the 1960s and 1970s.

The neighborhood wraps around Las Vegas National, a public course that opened in 1961 as the Stardust Country Club and hosted the LPGA Championship that year. There is no HOA. In 2017 Clark County named over 200 homes its first historic neighborhood overlay, and later expanded it to nearly 1,000 homes on more than 240 acres, the largest single-family historic district in Southern Nevada. Buyers who love original details compete with buyers who plan full remodels, so condition drives price here more than anywhere else in the valley.

Outdoors

What is there to do outside in Paradise Palms?

Golf at Las Vegas National, walks past the mid-century homes, and the shops on Maryland Parkway are all close.

  • Las Vegas National Golf Club

A public course that opened in 1961 as the Stardust Country Club. Homes along it have fairway views, and anyone can book a tee time.

  • Architecture walks

Streets south of Desert Inn Road hold most of the Palmer and Krisel homes, and the varied rooflines make for a good walk or bike ride.

  • Home tours

Local preservation groups have held mid-century home tours in the neighborhood, which are a good way to see original interiors.

Before you buy

What should you check before buying in Paradise Palms?

Inspect the flat roof, sewer line, wiring, and plumbing, ask Clark County what the historic overlay means for your plans, and get an insurance quote for the exact address before you remove contingencies.

  1. Flat and low-slope roofs

Many mid-century homes have flat or low-slope roofs that need regular recoating. Ask the roof's age and get a roofer to look, not just the general inspector.

  2. Sewer line camera inspection

Homes are 50 to 65 years old. A camera inspection of the line to the street catches old pipe and root damage before you close.

  3. Electrical, plumbing, and past remodels

Ask what has been updated and when, and check with Clark County that additions and conversions were permitted.

  4. Historic overlay rules

The home may sit inside the Paradise Palms historic neighborhood overlay. If you plan exterior changes, ask Clark County what the overlay covers before you buy.

  5. Insurance quote for the exact address

Roof type and age, wiring, and pool all move the premium on an older home. Get a quote on the actual address early, not a general estimate.
