After a strong run of price growth and seller-friendly conditions, Las Vegas real estate is showing signs of a healthy cooldown. This isn't a downturn. The market is shifting toward balance, which gives buyers and sellers more room to plan.
The Market Found Its Footing in August
August 2025 brought stability. Inventory for single-family homes held steady at around 7,650 listings, virtually unchanged from July. That kind of consistency suggests we're entering a more predictable phase, a welcome change from the volatility of the past few years.
Closed sales came in just over 1,900. Buyers and sellers are moving with purpose, not panic. The frenzy may be behind us, but strong demand remains for well-presented, well-priced homes.
Home Prices: Still Strong
The median price for single-family homes stayed firm at $485,000, matching July and posting a modest 1% gain year-over-year.
Condos and townhomes saw a slight dip, with median prices at $290,000, down 2% from last year. But even here, the adjustment reflects affordability dynamics more than any weakening in desirability.
A Market with Breathing Room
The average days on market rose to 51 in August, giving buyers a little more time and reducing pressure. For sellers, that means homes need to be priced thoughtfully and marketed effectively, but the right homes are still selling.
In fact, Las Vegas was recently named one of the fastest-cooling markets in the U.S. That may sound concerning, but in reality, it signals a return to balance after years of overheated activity. We're moving from a sprint to a steady pace.
Affordability Is Still the Challenge
Affordability remains a key factor in today's market. Mortgage rates are keeping monthly payments high, and the typical buyer now needs to allocate about 40% of their income to afford a median-priced home.
That said, a cooling market could offer relief. As prices stabilize and more homes become available, buyers will likely find more value and more room to negotiate.
For Sellers
If you're considering selling, there's still plenty of opportunity. Home values remain near record highs, and serious buyers are active. The key is pricing right and being ready to negotiate.
Expect marketing time to stretch to 50 or 60 days, especially for properties that aren't move-in ready. But with the right approach, sales are happening, and well-positioned homes continue to attract attention.

For Buyers
Buyers now have more choices, fewer bidding wars, and the opportunity to move at a comfortable pace. This is a window to find a home that fits your needs without feeling rushed.
While mortgage rates are still a hurdle, stable prices and increased inventory are creating better conditions than we've seen in years. With the right strategy, there's real opportunity to make a smart purchase.
What to Expect This Fall
Looking ahead, the market is likely to remain steady. Prices may soften slightly in some segments, especially condos and townhomes, while inventory could rise as sellers aim to beat the holiday lull.
The market isn't stalled. It's slower, and that gives buyers and sellers time to decide.
