Where are the condos in Henderson?
Condo listings cluster in Green Valley and its golf neighborhoods, Seven Hills, and the north shore of Lake Las Vegas, with a smaller number inside the guard gates at SouthShore.

What is it like to own a condo in Henderson?
A Henderson condo is usually a walk-up unit in a two or three story building, in a complex with a pool, a gym, and covered or garage parking. Most were built in the 1990s and 2000s as Green Valley filled in, so many of them are close to The District at Green Valley Ranch and the 215. They are the lowest-cost way into Henderson, and many owners are people who want the city's parks and quieter streets without a yard to keep up.
Golf course condos are their own niche. Resort Villas at Wildhorse puts condos behind a guard gate on a course the City of Henderson owns, and Legacy has condos near The Legacy Golf Club, so you can get a fairway view for far less than a house on the course.
At Lake Las Vegas, condos look and feel different. In MonteLago Village on the north shore, mid-rise buildings like Viera and Luna di Lusso sit above shops and restaurants on the water, and Reflection Bay has hillside condos like Tramonto and Vila di Lago. Some Village buildings were set up as condo hotels, which affects financing and dues, so ask about the building before you fall for the view. Lake condos are about 25 minutes from the Strip, farther than Green Valley.
High rises are new here. Henderson has no finished residential tower over 20 stories, but the Four Seasons Private Residences, two towers with about 171 condos in MacDonald Highlands, are under construction and set to finish around 2026 or 2027. Until then, a Henderson buyer who wants a tower usually looks at the Las Vegas high rises.
The tradeoffs are the usual condo ones. You share walls, roofs, and a budget with your neighbors, so the health of the association matters as much as the unit. Dues cover the exterior, the pool, and the grounds, and in older complexes a thin reserve fund can turn into a special assessment for roofs or stucco. Owner occupancy in the complex also matters more here than in a house, because a lender looks at it before saying yes.
What should you check before buying a condo in Henderson?
Read the resale package and reserve study, confirm the master insurance, and ask your lender about the complex before you remove contingencies.
- Resale package and your five days
Nevada law lets a buyer cancel until midnight of the fifth day after receiving the association's resale package. Read the budget, the CC&Rs, the rules, and any pending lawsuits in that window.
- Reserve study and special assessments
Ask for the current reserve study and recent board minutes. Roofs, stucco, paving, and pool equipment are the big bills in a 1990s complex, and the minutes show what is coming.
- Every association layer
Many Henderson condos pay a master association, such as Green Valley Ranch, Seven Hills, or Lake Las Vegas, on top of the condo association. Add both dues together when you compare.
- Financing the complex
Lenders look at the complex as well as you: owner occupancy, reserves, litigation, and any hotel use. Condo hotel buildings are hard to finance with a standard loan. Ask your lender about the specific complex early.
- Master policy and HO-6 insurance
Find out what the association's master policy covers, then get an HO-6 quote for the inside of the unit, your upgrades, and your belongings.
- Parking, storage, and stairs
Confirm which spaces or garage come with the unit, whether they are deeded or assigned, and whether the unit is upstairs with no elevator.
- Which way the unit faces
West-facing units take the afternoon sun, and units by the pool, the gate, or a busy street hear more. Visit in the evening and on a weekend.

Where are the condos in Henderson?
Mostly in Green Valley and nearby Legacy and Wildhorse, in Seven Hills, and on the north shore of Lake Las Vegas in and around MonteLago Village. SouthShore has some villas and condos inside its guard gates.
Are there high rise condos in Henderson?
Not finished ones over 20 stories yet. MonteLago Village at Lake Las Vegas has mid-rise condo buildings, and the Four Seasons Private Residences, two towers in MacDonald Highlands, are under construction.
What are HOA fees for Henderson condos?
They vary by complex and what the dues cover, and many condos also pay a master association. Each listing shows its dues; ask for the resale package to see the full total.
Are there guard gated condos in Henderson?
Yes. Resort Villas at Wildhorse mixes condos and homes behind a guard gate, and SouthShore at Lake Las Vegas has condos inside its gates. Many other complexes have code gates.
Are there condos on the water in Henderson?
Yes, at Lake Las Vegas. Viera and Luna di Lusso are in MonteLago Village on the north shore, and other condos on the hills look over the lake and Reflection Bay Golf Club.
Why can't I get a regular loan on some Henderson condos?
Lenders review the whole complex. Low owner occupancy, thin reserves, a lawsuit, or hotel use can make a building hard to finance. Ask your lender about the complex before you write an offer.
Does this page include townhomes?
It shows listings marked as condominiums or high rises. Many townhomes are listed as their own type, so tell us if you want them in your search too.
How do I find the schools for a home in Henderson?
Public schools in Henderson are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
