What is it like to live in Centennial Hills?
Centennial Hills is the name for the northwest corner of the City of Las Vegas, north of Summerlin and west of North Las Vegas. Residents picked the name in a 2001 contest, and most of the homes went up in the building boom that followed. Today it is mostly single-family neighborhoods, with townhomes and apartments near the freeway.
The area grew up around the interchange of US 95, now also I-11, and the 215 Beltway, known locally as the Centennial Bowl. That interchange is why people move here: you can be on the freeway in a few minutes and reach Summerlin, downtown, or the Strip without surface streets. The Centennial Center shopping area, Centennial Hills Hospital, and a transit park and ride all sit near it.
Because Centennial Hills is an area and not a single master plan, there is no one HOA. Some streets have no association at all, some belong to small gated neighborhoods, and some are inside larger plans like Providence and Skye Canyon. That gives you a wide spread of lot sizes, home ages, and monthly costs, so it pays to compare the HOA and any SID assessment along with the price.

What should you check before buying in Centennial Hills?
Find out which HOA, if any, the home belongs to, check for SID assessments, and get an insurance quote for the exact address before you remove contingencies.
- Which HOA, if any
Centennial Hills has no master association. Ask whether the home is in an HOA, whether there is a sub-association for a gated section, and get the resale package with current dues, special assessments, and transfer fees.
- SID assessments
Many newer neighborhoods in the northwest were built with Special Improvement Districts, which show up as a separate assessment on the property tax bill. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- CC&Rs
If there is an HOA, read the covenants for rules on parking, RVs, and exterior changes.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
