What is it like to live in Desert Shores?

Desert Shores is the lake neighborhood of northwest Las Vegas. Its CC&Rs were recorded in 1988, and today it has about 3,350 homes in 25 neighborhoods around four man-made lakes: Lake Jacqueline, Lake Sarah, Lake Maddison, and Lake Lindsey. The lakes are private to the community. Homes on the water can have their own dock, and everyone else can launch from the ramps and docks at the ends of each lake.

The water sets the pace here. People fish from their back yards, paddle around in kayaks and electric boats, and walk the paths along the shore in the evening. Gas motors are not allowed, and neither are paddleboards. Lagoon Beach Park has a sand beach and a lagoon-style pool that opens in May, and the association puts on events through the year, including a Patriot Day boat parade.

Homes range from condos and townhomes to single-family homes and custom houses on the water. Nine of the neighborhoods are gated sub-associations with their own fees and rules, and every home also belongs to the Desert Shores Community Association, which owns and runs the lakes. Desert Shores is inside the City of Las Vegas, near Lake Mead Boulevard and Buffalo Drive, with US 95 and Summerlin a few minutes away.

What is there to do outside in Desert Shores?

Boating, fishing, and the lagoon beach, all inside the community and open to residents and their guests.

  • Boating on the lakes

    Electric and hand-powered boats only, registered with the association for a one-time fee. Boats are allowed from dawn to 10:30 at night, and paddleboards are not allowed.

  • Fishing

    Catch and release from dawn to dusk, one pole per person, with barbless hooks. The lakes are stocked each spring, and residents can bring up to four guests.

  • Lagoon Beach Park

    A sand beach and lagoon-style pool with a playground and basketball court. The pool opens May 1.

  • Walking paths

    Paths run along the lakes and through the landscaped common areas.

Ask for the resale package from the master association and any sub-association, check the dock and lake rules if the home is on the water, and get an insurance quote for the exact address before you remove contingencies.

  1. HOA resale package and sub-association fees

    Every home pays the Desert Shores Community Association, and the nine gated neighborhoods add their own association with their own fees and rules. Ask for the resale package from each, with current dues, any special assessments, and transfer fees.

  2. Docks and lake frontage

    If the home is on the water, find out whether the dock is in good shape and what the association requires for docks, boats, and the shoreline. Boats must be registered and insured.

  3. Turf conversion

    Nevada law is phasing out decorative grass watered with Colorado River water, and the association has a turf conversion program. Ask whether the yard and any common areas near the home still need to be converted.

  4. Insurance quote for the exact address

    Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
