Community guide

What is it like to live in a downtown Las Vegas condo?

Downtown condo living is about walking. From the towers you can walk to dinner on Fremont East, to First Friday in the Arts District, and to a show at the Smith Center without moving the car. Four loft towers went up in a short burst before the 2008 crash: Soho Lofts in 2006, Newport Lofts around 2007, The Ogden in 2008, and Juhl in 2009. Together they hold about 900 homes, and nothing on that scale has been built for sale downtown since, so resale is the market.

The towers are different from each other. Soho and Newport are true lofts with exposed concrete and ductwork and big glass. The Ogden is a more conventional tower with Strip and mountain views from the upper floors, and its units went back on the market as condos in 2014. Juhl is a full block of six connected buildings with shops on the ground floor and live/work units.

Downtown towers usually cost less per square foot than towers on the Strip, and you trade some polish for it. There is no guard gate, and the street life that makes downtown fun also brings noise, late crowds on Fremont Street, and the occasional rough block. Visit at night and on a First Friday before you buy. Ask which way the unit faces, since west glass takes the afternoon sun all summer.

The buildings are now 15 to 20 years old, so the HOA budget and reserves matter as much as the finishes. Dues pay for staff, elevators, the pool deck, and insurance on the building, and they run higher than in a garden condo. If you want lower dues, the filter on this page also catches older two story condos in 89101, 89104, and 89106. They are cheaper and quieter but have fewer amenities and need the usual older building checks.

Before you buy

What should you check before buying a downtown Las Vegas condo?

Read the HOA budget and reserve study, get your lender's yes on the building, and see the block at night before you remove contingencies.

  1. HOA dues and what they cover

Ask for a written list of what the dues pay for, such as front desk staff, utilities, internet, or parking, so you compare buildings fairly. Each listing shows the current dues.

  2. Reserve study and board minutes

The towers are 15 to 20 years old. Read the reserve study and two years of minutes for planned work on elevators, roofs, plumbing, glass, and the garage, and for any special assessment or lawsuit.

  3. Lender approval for the building

Some lenders limit loans in buildings with many investor owners, low reserves, or litigation. Ask your lender to review the building early, especially for FHA or VA loans.

  4. Parking and storage

Confirm which spaces come with the unit, whether they are deeded or assigned, and whether guest parking exists. Ask how move-ins and the freight elevator are booked.

  5. Noise and the block

Fremont Street concerts, First Friday, and Las Vegas Boulevard traffic carry. Visit the unit at night and on a weekend, and ask which side the bedroom faces.

  6. Pet rules

Each association sets its own limits on number, size, and breed. Get the current rules from the resale package before you write an offer.

  7. HO-6 insurance

Find out what the building's master policy covers, then get an HO-6 quote for the inside of the unit, upgrades, and your belongings.
