What is it like to live in Downtown Las Vegas?
Downtown is where Las Vegas started. In 1905 the railroad auctioned 110 acres of lots next to its tracks, and Fremont Street grew up around them. Today the city defines downtown as the area from I-15 east to Maryland Parkway and from Washington Avenue south to Sahara Avenue. People who live here want to walk to dinner, a show, or First Friday instead of driving to it.
There are two ways to live downtown. The first is a loft or condo in one of the towers built in the mid 2000s: Juhl, The Ogden, Newport Lofts, and Soho Lofts, each with its own HOA, pool, and gym. The second is an older single-family home in a historic neighborhood. John S. Park, listed on the National Register in 2003, has 1930s Period Revival homes and 1940s and 1950s ranches. Beverly Green, a city historic district since 2016, is mostly mid-century ranch homes, and Huntridge has cottages from the early 1940s. Just west, the Scotch 80's and McNeil Estates have larger lots.
The Arts District, which the city calls 18b, holds First Friday every month. Fremont Street Experience covers five blocks with an LED canopy, and Fremont East has the bars, restaurants, and Downtown Container Park. The Smith Center for the Performing Arts opened in 2012 in Symphony Park, and the Mob Museum and Neon Museum are a short drive or a long walk away. The Las Vegas Medical District and the UNLV medical school are on the west edge of downtown.

What should you check before buying in Downtown Las Vegas?
For a loft, read the HOA budget and reserves. For an older home, scope the sewer line and check the wiring and plumbing. For either, get an insurance quote for the exact address.
- Condo HOA budget, reserves, and assessments
Ask for the resale package, the reserve study, and recent board minutes. Look for special assessments, pending lawsuits, and how much of the dues go to insurance.
- Condo financing
Some lenders limit loans in buildings with high investor ownership, litigation, or low reserves. Ask your lender to review the building early, especially for FHA or VA loans.
- Sewer, wiring, and plumbing in older homes
Many downtown homes are 60 to 90 years old. Add a sewer camera scope to your inspection and ask about the age of the electrical panel, the plumbing, and the roof.
- Historic district rules
Exterior changes in a city historic district can need approval from the City of Las Vegas historic preservation staff. Ask before you plan an addition, new windows, or a new roof.
- Insurance quote for the exact address
Premiums vary with the age of the roof, wiring, and plumbing. Get a quote on the actual address early, not a general estimate.
