What is it like to own a 3 car garage in Las Vegas?

In Las Vegas the garage is where a lot of life ends up. Few homes here have a basement, and many master plans have small side yards, so the garage holds the storage, the bikes, the second refrigerator, the golf clubs, and often a car or two. A third bay is what lets both cars still fit inside after all that, which matters in a valley where parked cars bake in the summer sun and many HOAs do not want them on the street.

Not every third bay is the same. Three doors side by side is the most useful. A split garage, with a two-car bay and a separate one-car bay, makes a natural workshop, gym, or golf cart spot. A tandem bay parks one car behind another and works fine for a car you rarely move, less so for two daily drivers. Some custom homes add a tall RV or boat bay. The listings on this page count spaces, not doors, so look at the photos and the floor plan.

Where you find them follows the size of the home. In the newer master plans, a three-car garage usually comes with the bigger plans in each neighborhood, and it is common in places like Southern Highlands and the custom enclaves of Summerlin and Henderson. Older neighborhoods with big lots and no HOA, like the Scotch 80's and Lone Mountain, let owners build onto the garage or add a detached one with a permit.

The tradeoffs are cost and heat. A wider garage takes lot width, so these homes tend to sit on bigger, pricier lots. And from June through September a garage without insulation can be the hottest room on the property. Owners who use the space add an insulated door, attic insulation, and sometimes a mini-split air conditioner. If you plan to charge an electric car, check the electrical panel too.

What should you check before buying a 3 car garage home in Las Vegas?

Measure the bays for your actual vehicles, confirm the layout and door heights, and read the HOA parking rules before you remove contingencies.

  1. Layout: side by side, split, or tandem

    Look at the floor plan. A tandem bay counts as a third space in the MLS but parks one car behind another.

  2. Depth and door height

    Measure for your longest truck or SUV. Standard doors and depths can be tight for full-size pickups, and a boat or RV needs a taller door than most garages have.

  3. HOA parking and RV rules

    Read the CC&Rs on street and driveway parking, work trucks, trailers, boats, and RVs. Many associations require them to be kept inside a garage or off site.

  4. Heat and insulation

    Ask whether the garage door and ceiling are insulated and whether there is any cooling. Check how the water heater and any garage refrigerator are set up for summer heat.

  5. Power for an EV charger

    Look at the panel size and open breaker space. A charger may need a panel upgrade, and a permit.

  6. Permits for conversions and additions

    If a bay was turned into a room or a garage was added, check with the city or county that it was permitted. An unpermitted conversion can also mean the garage count in the listing is wrong.

  7. Slab and door condition

    Look for cracks in the garage slab and test the door openers and springs. Cracks can point to soil movement, and springs wear out.

  8. Insurance and use

    If you run a business, store a boat, or keep a collector car in the garage, tell your insurance agent. A standard policy may not cover it.
