What is it like to live in Las Vegas Country Club?
Las Vegas Country Club is one of the oldest guard gated golf communities in the valley, and it sits closer to the Strip than any of the others. Moe Dalitz, Allard Roen, Irwin Molasky, and Merv Adelson built the club in the late 1960s on the site of an old racetrack. Ed Ault designed the course, which was finished in the fall of 1967, and the clubhouse opened in April 1968.
Homes went up around the course over the following decades, so there is a real range inside the gates: large single-family homes on the fairways, townhomes, garden-style condos, and Regency Towers, a high-rise with views over the course and the city. Three entrances, on Karen Avenue, Joe W. Brown Drive, and Maryland Parkway, are staffed 24 hours.
The club and the homes are separate. Las Vegas Country Club itself is a private club with golf, tennis, a pool, a fitness center, and dining, and it is owned independently of the homeowners associations. Buying a home here does not make you a member. The course has hosted PGA Tour, LPGA, and LIV Golf events over the years. The community is in unincorporated Clark County, not the City of Las Vegas.
What is there to do outside in Las Vegas Country Club?
The private golf club is the center of it, and the gated streets around the course make for long, quiet walks.
- Las Vegas Country Club
A private, par 72 course of about 7,200 yards with lakes and tree-lined fairways, plus tennis, a pool, fitness, and dining. Membership is separate from owning a home.
- Walks inside the gates
Private streets wind around the course, with fairway and city views and little through traffic.
- UNLV events
UNLV and the Thomas and Mack Center are a few minutes south for games, concerts, and campus events.

What should you check before buying in Las Vegas Country Club?
Get the resale packages from the master association and the sub-association, ask the club about membership separately, and get an insurance quote for the exact address before you remove contingencies.
- Two HOA resale packages
Ask for the resale package from the Las Vegas Country Club Estates Master Association and from the sub-association, with current dues, reserves, special assessments, and transfer fees from each.
- Golf club membership
The club is owned separately from the homes. If golf, tennis, or the clubhouse matter to you, ask the club about membership terms and cost before you write an offer.
- Age of the building or home
Many homes and condos here date from the 1970s and 1980s. Ask about roofs, plumbing, and, for condos and Regency Towers, the reserve study and any planned projects.
- Insurance quote for the exact address
A house, a townhome, and a high-rise condo are insured very differently. Get a quote on the actual address early, not a general estimate.
- SID and LID assessments
Some Las Vegas properties carry a Special or Local Improvement District assessment on the tax bill. Ask whether the home has one and who pays the balance at closing.
