What is it like to live in a single story home in Las Vegas?

Most people who ask us for a single story home have the same reasons: no stairs to climb with groceries or a bad knee, a home that works for a parent who moves in, and small kids who can be heard from every room. In a valley where the newest phases lean toward two-story plans, a good one-level home in the right location gets attention fast.

You will find them in three kinds of places. The 55+ communities were built almost entirely one story, from Sun City Summerlin in 1989 to Del Webb Lake Las Vegas, which is still selling. The older central neighborhoods, like McNeil Estates, Paradise Palms, and the Scotch 80's, were built when nearly every house here was a ranch. And the family master plans, including Summerlin, Green Valley, and Southern Highlands, mix one-story plans in with two-story plans, sometimes a whole neighborhood of them.

The tradeoffs are real. A one-story home spreads its square feet across the ground, so on a typical master-plan lot the backyard is smaller than it would be behind a two-story home of the same size. Price per square foot often runs higher for the same reason: more roof and more foundation for the same living space. In the newer neighborhoods, a one-story home can also sit below two-story neighbors who look down into the yard, so walk the back of the lot before you fall for the kitchen.

The upside goes beyond the stairs. Many owners find a one-story home easier to cool in the summer, with one air conditioning system instead of two and no hot upstairs bedrooms, though that depends on the home's size, insulation, and windows. Roof, attic, and gutter work is easier and cheaper to reach. And single story homes sell to a wide pool of buyers, from young families to retirees, which helps when it is your turn to sell. If you are 55 or older, compare the 55+ communities, where nearly every home is one level, against a regular neighborhood with no age rule and no clubhouse dues.

What should you check before buying a single story home in Las Vegas?

Confirm it is all one level, look hard at the roof and air conditioning, and check the HOA and age rules before you remove contingencies.

  1. Is it really one level?

    The MLS stories field is filled in by the listing agent. Some homes marked one story have a step-down room, a loft, a basement, or a detached casita. If no stairs at all is the point, ask, and look at the floor plan.

  2. Entry steps and doorways

    If you are planning to age in place, look at the step at the front door and from the garage, hallway and doorway widths, and whether the primary shower has a curb. These are cheaper to know about now than to change later.

  3. Roof

    A one-story home has more roof for its size. Ask the age and type of roof, and have the inspector check the underlayment on tile roofs, which wears out in the sun long before the tile does.

  4. Air conditioning and attic

    Find out the age of the air conditioning system and water heater and how much insulation is in the attic. Ask the seller for last summer's power bills.

  5. Yard size and neighbors

    Look at the backyard and what overlooks it. A one-story home next to two-story homes can lose privacy, and a small lot limits what you can add later, like a pool.

  6. HOA and age rules

    In 55+ communities, at least 80 percent of homes must have one resident 55 or older, and each association sets its own rules on younger residents and guests. Read the CC&Rs and get the resale package with current dues.

  7. Additions and permits

    Older ranch homes have often been added onto. Check with the city or county that room additions, garage conversions, and patio enclosures were permitted.

  8. SID and LID assessments

    Some newer neighborhoods carry a Special or Local Improvement District assessment on the tax bill. Ask whether the home has one and what balance is left.
