What is it like to live in Lone Mountain?

Lone Mountain is named for the rocky butte that rises about 560 feet above the northwest valley, on its own and apart from the Red Rock cliffs to the west. The area around it runs roughly from Cheyenne Avenue north to Lone Mountain Road, and from US 95 west toward Red Rock Canyon, just north of Summerlin.

What sets Lone Mountain apart is space. Much of the area was planned for rural and semi-rural living, so you will find custom homes on half-acre and acre lots, horse properties with barns and arenas, and streets without an HOA, next to newer tract neighborhoods and gated enclaves. Clark County's Lone Mountain Park has equestrian arenas and round pens, and a 3.2 mile trail circles the mountain for walkers, runners, and riders.

The area is split between the City of Las Vegas and unincorporated Clark County, and that changes what you can build and which animals you can keep. The Church of Jesus Christ of Latter-day Saints has approval to build a temple here, with completion hoped for around 2029. If you are buying for land, a workshop, or horses, check the zoning on the exact parcel before you write an offer.

Before you buy

What should you check before buying in Lone Mountain?

Confirm the zoning and jurisdiction for the exact parcel, find out whether there is an HOA, and check the well, septic, and insurance before you remove contingencies.

  1. City or county, and the zoning

Lone Mountain is split between the City of Las Vegas and unincorporated Clark County. Confirm which one the parcel is in and its zoning, especially if you want horses, a guest house, a workshop, or to split the lot.

  2. HOA or no HOA

Some homes have no association, and others are in gated neighborhoods. If there is one, ask for the resale package with current dues, any special assessments, and transfer fees.

  3. Water, sewer, and septic

Some older rural lots in the northwest valley use septic systems or wells. Ask which the home has and get it inspected.

  4. Insurance quote for the exact address

Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.

  5. Solar leases

If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
