What is it like to live in McNeil Estates?
McNeil Estates is a neighborhood of ranch homes on big lots, a few minutes west of downtown. Larry McNeil started it in 1947, and the first model home opened in 1949 on what was then open desert. Building went on into the 1970s, but most of the homes went up in the 1950s and 1960s, many of them in the long, low ranch style the developers had seen in Southern California's San Fernando Valley.
The draw today is the land and the trees. Lots are much bigger than in newer parts of the valley, some close to an acre, and decades of shade trees keep many streets cooler than the blocks around them. There is no HOA, so owners can add on, put in a pool, or remodel without an association's approval, working with the City of Las Vegas on permits instead.
Several streets are named after early Las Vegas figures, like Cashman and Cahlan. Many original owners and their families still live here, and neighbors put on yard sales, block parties, and wine walks. The medical district around University Medical Center is just to the east, which makes McNeil popular with doctors and hospital staff. Across Rancho Drive is the Scotch 80s, with larger lots and higher prices.
What is there to do outside in McNeil Estates?
Shady streets make for good walks, the yards are big, and downtown's parks and arts district are a few minutes away.
- Walkable, tree-lined streets
Mature trees and quiet streets make McNeil one of the better neighborhoods in central Las Vegas for an evening walk.
- Neighborhood events
Neighbors organize yard sales, block parties, and wine walks through the year.
- Downtown and the Arts District

What should you check before buying in McNeil Estates?
These are 60 to 75 year old homes, so inspect the sewer line, roof, wiring, and plumbing, and get an insurance quote for the exact address before you remove contingencies.
- Sewer line camera inspection
Old clay or cast iron lines and big tree roots are common here. A camera inspection costs little and can save a large repair.
- Electrical, plumbing, and roof
Ask what has been updated and when. Original wiring, galvanized pipe, and older roofs affect repairs, insurance, and sometimes financing.
- Permits for past additions
Many homes have been added onto over the years. Check with the City of Las Vegas that additions, garage conversions, and pools were permitted.
- Trees and foundations
The big trees are part of the appeal, but roots can reach slabs, pools, and pipes. Have the inspector look for root damage.
- Insurance quote for the exact address
Roof age, wiring, and pool all move the premium. Get a quote on the actual address early, not a general estimate.
- SID and LID assessments
Some Las Vegas properties carry a Special or Local Improvement District assessment on the tax bill. Ask whether the home has one and who pays the balance at closing.
