Community guide

What is it like to live in Painted Desert?

Painted Desert is one of the older guard gated golf communities in northwest Las Vegas, off Ann Road and Tenaya Way just west of US 95. It grew up around the Painted Desert Golf Club, which opened in 1987. The course was designed by Jay Morrish, used desert in place of rough, and once hosted the Nevada Open.

The community covers about 460 acres with roughly 1,600 homes split into ten neighborhoods. That makes it one of the few guard gated places in town where you can buy a condo or duplex villa as well as a family home or a custom home on the course. The houses carry the Southwest style of the late 1980s and 1990s, with stucco, tile roofs, and mature trees along the fairways.

Owners pay the master association, which runs the guard gate and common areas, and most neighborhoods add their own sub-association fee. The golf course is owned separately by Arcis Golf and is open to the public, with an optional players' club for regulars. Residents say the association enforces parking and landscaping rules closely, so read the CC&Rs before you buy.

Before you buy

What should you check before buying in Painted Desert?

Ask for both HOA resale packages, read the parking rules, and get an insurance quote for the exact address before you remove contingencies.

  1. Master and sub-association packages

Painted Desert has a master association plus sub-associations for most neighborhoods. Ask for the resale package from each, with current dues, any special assessments, and transfer fees.

  2. Parking and CC&R rules

Residents report strict rules on overnight street parking, landscaping, and service vehicles. Read the master and neighborhood CC&Rs before you write an offer.

  3. Golf course lots

On a course lot, ask about stray balls, the view fence, and any easement along the fairway. The course is owned separately from the association.

  4. Insurance quote for the exact address

Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.

  5. Age of the home

Most homes here date from the late 1980s to the early 2000s. Ask about the roof, plumbing, air conditioner, and water heater, and get a full inspection.

  6. Solar leases

If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
