What is it like to live in Rhodes Ranch?
Rhodes Ranch is one of the few places in Las Vegas where a guard gate, a golf course, and a big resort-style rec center come at a mid-market price. Developer Jim Rhodes announced the community in 1996, and the Rhodes Ranch Golf Club opened in November 1997. The entrance sign spells out RHODES RANCH in giant letters, Hollywood sign style.
The heart of daily life is the R Club, a 35,000 square foot recreation center on Rhodes Ranch Parkway with a gym, indoor courts, and the Fun Zone water park next door. Access comes with your HOA dues, so there is no separate club to join.
The golf course is a public Ted Robinson design with eight lakes and thousands of palm trees, wrapped through the original neighborhoods. Homes range from smaller single-family homes in the newer sections to larger golf course homes from the late 1990s and early 2000s. Century Communities bought Rhodes Ranch in 2014, with hundreds of lots still left to build, and added many of the newest homes.
The location works well for the south and west sides of town: Durango Casino and the shops along Durango Drive are a few minutes away, and the 215 Beltway puts Summerlin and Red Rock Canyon within a short drive.
What is there to do outside in Rhodes Ranch?
Golf, a water park, courts, and a walking path, all inside the gates.
- Rhodes Ranch Golf Club
An 18 hole Ted Robinson course on 162 acres, open to the public. Residents do not need a membership to play.
- R Club and Fun Zone water park
The 35,000 square foot recreation center has a gym, basketball, racquetball, and pickleball courts, with a water park and lap pool next door. Included in HOA dues.
- Courts and walking path

- Red Rock Canyon
The scenic drive at Red Rock Canyon is under half an hour away by the 215.

What should you check before buying in Rhodes Ranch?
Ask for the HOA resale package from each association, check for golf course frontage issues, and get an insurance quote for the exact address before you remove contingencies.
- HOA resale package and sub-association fees
Every home pays the Rhodes Ranch Association, which covers the gates and the R Club. Some neighborhoods add their own association. Ask for each resale package, with current dues, any special assessments, and transfer fees.
- Golf course lots
Homes on the course have views and also stray golf balls. Walk the backyard, look at the wall and windows, and read any golf course easement in the title report.
- SID and LID assessments
Some Las Vegas neighborhoods carry a Special or Local Improvement District assessment on the property tax bill, for roads, sewer, or other improvements. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
