What is it like to live in Skye Canyon?

Skye Canyon is one of the newest master plans in Las Vegas. Olympia Companies, the developer behind Southern Highlands, opened it in March 2016 on 1,700 acres west of US 95, at the edge of the valley where the road climbs toward the Spring Mountains. It was named one of the top selling master-planned communities in the country within two years of opening.

Daily life centers on Skye Canyon Park. The Skye Center has a cafe, a fireplace lounge, and room for classes and events, and Skye Fitness next to it has a gym and a Junior Olympic pool. The community runs events through the year, and trails and bike lanes connect the neighborhoods to the park. Skye Canyon Marketplace adds shopping and dining at the freeway.

Homes are single-family and townhomes from national builders, and new phases are still being built, so you can choose between resale and new construction in the same community. Newer phases were built with a City of Las Vegas Special Improvement District, which adds a yearly assessment to the tax bill, so ask about it on any home you look at.

Before you buy

What should you check before buying in Skye Canyon?

Check the SID balance, ask for the HOA resale package, and get an insurance quote for the exact address before you remove contingencies.

  1. SID assessment and balance

Parts of Skye Canyon were built with a City of Las Vegas Special Improvement District, including SID No. 610 for Phase 3. It shows up as a separate assessment on the tax bill. Ask what the yearly amount is, what balance is left, and whether the seller pays it off at closing or it passes to you.

  2. HOA resale package and sub-association fees

Every home pays the master association, and some neighborhoods add their own. Ask for the resale package from each one, with current dues, any special assessments, and transfer fees.

  3. Resale versus new construction

Builders are still selling here. Compare a resale home against new builds nearby, including incentives, lot premiums, and the cost of finishing yards and window coverings.

  4. Insurance quote for the exact address

Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.

  5. CC&Rs

Read the covenants for rules on parking and exterior changes.

  6. Solar leases

If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
