What is it like to live in Spanish Trail?
Spanish Trail opened in 1984 as one of the first guard gated golf communities in Las Vegas, and for years it was the city's best known luxury address. It covers about 640 acres between Tropicana Avenue and Hacienda Avenue, from Rainbow Boulevard west to Durango Drive, behind perimeter walls and three staffed gates.
What buyers notice first is the landscaping. Forty years of growth means tall trees, green fairways, and lakes you do not find in the newer master plans. The name comes from the Old Spanish Trail, the trade route that once ran through the valley.
Homes range from townhomes to golf course homes to large custom estates, most built in the 1980s and 1990s, so many have been remodeled and some still wait for it. That age is part of the appeal for buyers who want a big lot and a central location without paying for brand new construction.
The Spanish Trail Country Club sits in the middle of the community with 27 holes by Robert Trent Jones Jr. The club has hosted the PGA Tour's Las Vegas Invitational. It is a private club with its own membership, separate from the HOA, so living here does not require joining.
What is there to do outside in Spanish Trail?
Golf, tennis, and walks along tree-lined streets and the lakes inside the gates.
- Spanish Trail Country Club
27 private holes by Robert Trent Jones Jr., played as the Sunrise, Lakes, and Canyon nines, with a clubhouse, tennis, pools, and a fitness center for members. Membership is separate and optional.
- Walking the community
Quiet streets inside the gates, lined with mature trees and views across the fairways and lakes.

What should you check before buying in Spanish Trail?
Ask for the resale package from the master and the neighborhood association, budget for updates on an older home, and get an insurance quote for the exact address before you remove contingencies.
- Master and neighborhood HOA fees
Every home pays the Spanish Trail Master Association, which runs the gates and security, and some neighborhoods inside may add their own association. Ask for each resale package, with current dues, any special assessments, and transfer fees.
- Age of the home
Most homes here were built in the 1980s and 1990s. Have the roof, plumbing, HVAC, pool equipment, and windows inspected, and ask what has been replaced.
- Club membership
Owning a home here does not include the country club. If you want to golf, ask the club about current membership options and costs.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- CC&Rs
Read the covenants for the master and the neighborhood association.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
