Which Las Vegas homes have cut their price?
Every home on this page is listed below the price it first came on the market at. There are 769 price reduced homes for sale across the valley right now, at a median list price of $124,000.
- A price cut usually means a seller has had the home on the market a while and is ready to talk.
- Las Vegas had about 4.5 months of supply in August 2026, which gives buyers more room to negotiate than in recent years.
- A reduced price is not always a bargain. Some homes started too high and are only now close to what they are worth.
- Ask for seller credits as well as a lower price. A credit can pay for a rate buydown or your closing costs.

How do you get a good deal on a price reduced home?
Start with why the price came down. A home that was priced too high and sat for two months is a different deal from a home with a problem buyers keep walking away from. We pull the listing history, the sold homes nearby, and how long the home has been on the market, so you know whether the new price is still high, about right, or a real opening.
A seller who has already cut the price once is usually more open to the next conversation. That does not always mean a lower price. A seller credit toward a rate buydown can lower your monthly payment more than the same dollars off the price, and a seller may agree to repairs, a quicker or slower close, or leaving furniture. Write the offer around what matters most to you.
The other side of a cut is risk. Look hard at why buyers passed: the condition, the location, the HOA, or a showing schedule that kept people out. A pre-offer look with an inspector or contractor can tell you whether the discount covers the work.
What should you check before offering on a price reduced home?
Read the full listing history, price the home against recent sales, and find out why it has not sold before you decide how low to go.
- The full listing history
Ask for every price change and whether the home was taken off the market and relisted. A relist can reset the days on market and the original price shown on a listing.
- Recent sales nearby
Compare the new price with similar homes that sold in the last few months, not with other listings. That tells you whether the cut went far enough.
- Why it has not sold
Ask the listing agent what buyers have said. Condition, a busy street, a steep HOA, or a short sale or estate sale can all slow a home down.
- Credits or price
Ask your lender to price a seller-paid rate buydown against the same amount off the price. The better choice depends on how long you plan to keep the loan.
- Inspection and appraisal
Keep your inspection and appraisal contingencies. A lower price does not change what the home needs.
What does a price reduced home cost each month?
At the live median list price of $124,000, with 20 percent down, the monthly payment below includes the loan, property tax, insurance, and typical HOA dues. Change any number to fit the home you are looking at.
- Principal and interest$627

Questions people ask about price reduced homes in Las Vegas
What does price reduced mean on a listing?
The current list price is lower than the price the home first listed at. This page shows every Las Vegas Valley listing where that is true, and it updates through the day.
Is a price reduced home a good deal?
Sometimes. A cut can mean a motivated seller, or it can mean the home started too high. Compare the new price with recent sales nearby before you decide.
How much below list price can I offer?
It depends on how the price compares with recent sales, how long the home has been on the market, and how many other buyers are looking. We look at all three before we suggest a number.
Can I ask a seller to pay for a rate buydown?
Yes. Seller credits can pay for a rate buydown or your closing costs, up to the limits your loan program allows. Your lender can tell you the limit for your loan.
How do I hear about price cuts first?
