  3. Why it has not sold

    Ask the listing agent what buyers have said. Condition, a busy street, a steep HOA, or a short sale or estate sale can all slow a home down.

  4. Credits or price

    Ask your lender to price a seller-paid rate buydown against the same amount off the price. The better choice depends on how long you plan to keep the loan.

  5. Inspection and appraisal
