Community guide

What is it like to live in Anthem?

Del Webb opened Anthem in 1998, after the City of Henderson annexed the first 2,535 acres in 1997, and it grew to roughly 4,800 acres on the slopes below Black Mountain. Homes run from the late 1990s through the 2000s, so most streets are fully built out with mature landscaping. The higher lots look north across the valley to the Strip.

There is no single Anthem HOA that covers everything. Anthem Country Club, Sun City Anthem, Solera, and the family neighborhoods each have their own association, rules, and dues, and some gated pockets add a second layer. Golf is split the same way: Anthem Country Club is private, and Revere Golf Club has two public courses, Lexington and Concord, with holes running through Sun City Anthem.

Outdoors

What is there to do outside in Anthem?

Parks, golf, and real hiking: Anthem sits on the edge of Sloan Canyon National Conservation Area.

  • Anthem Hills Park

A City of Henderson park at the top of Anthem, and the start of the paved Anthem East Trail, which turns into rocky desert trail once it crosses into Sloan Canyon.

  • Black Mountain Trail

A steep, roughly 7.6 mile round trip to the summit of Black Mountain, reached from the Shadow Canyon trailhead in Anthem. The last stretch is a light scramble.

  • McCullough Hills Trail

About 8 miles across Sloan Canyon from Anthem Hills Park east to the Mission Hills trailhead, popular with hikers and mountain bikers.

  • Golf

The private course at Anthem Country Club, and the two public courses at Revere Golf Club, Lexington and Concord, both Billy Casper and Greg Nash designs.

Before you buy

What should you check before buying in Anthem?

Find out which association the home belongs to, ask for its resale package, and get an insurance quote for the exact address before you remove contingencies.

  1. Which HOA, and how many

Anthem is a group of separate associations, not one. Ask for the resale package from every association on the home, with current dues, any special assessments, and transfer fees.

  2. SID and LID assessments

Some Henderson neighborhoods carry a Special or Local Improvement District assessment on the property tax bill, for roads, sewer, or other improvements. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.

  3. Insurance quote for the exact address

Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.

  4. Age rules in Sun City Anthem and Solera

Both are 55+ communities. Confirm the rules for who can live in and buy the home before you write an offer.

  5. Club membership is separate

Buying in Anthem Country Club does not include golf or social membership at the club. Ask the club for current membership options and costs.

  6. CC&Rs

Read the covenants for each association, including rules on parking and exterior changes.

  7. Solar leases

If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
