What is it like to live in Ascaya?

Ascaya is a custom home community built into the side of the McCullough Range in Henderson, above MacDonald Ranch. It has 313 homesites on terraces carved out of the mountain, one guard gate on Ascaya Boulevard, and views that take in the whole valley and the Strip. Most of the homes are modern: flat roofs, stone, glass, and steel.

The land belongs to the family of Hong Kong developer Henry Cheng, which started buying in the Henderson mountains around 1990. Grading started in 2006 and was one of the largest excavation jobs in the country at the time: crews moved about 15 million cubic yards of rock and built 31 miles of rock walls that average 12 feet tall. Work stopped in 2009 when the market collapsed, and lot sales started again in 2014.

Since then Ascaya has filled in one custom home at a time, with each owner choosing an architect and builder. The developer released the last 58 homesites, the Cloud Rock Collection, with lots from 1.6 to 6.6 acres. The Canyon, by Blue Heron, is a smaller lock-and-leave enclave of finished homes with its own pools and wellness parks, for buyers who want the address without a custom build.

The 23,000 square foot clubhouse is the center of daily life, with a zero-edge pool, dining, a bar, a fitness center, and event space, and it hosts resident dinners and holiday events through the year. MacDonald Highlands, just west, is a separate guard gated community with its own HOA and a private golf club.

    Every custom home goes through Ascaya's design review. If you are buying a lot, read the guidelines, ask about required build timelines, and plan on about 18 to 24 months from start to move-in.

  2. HOA resale package

    Ask for the resale package with current dues, any special assessments, and transfer fees. The Canyon has its own services on top of the main association.

  3. Lot engineering and soils

    Lots sit on engineered terraces with tall rock walls. Ask for the geotechnical report and pad certification before you close on a lot.

  4. SID and LID assessments

    Some Henderson neighborhoods carry a Special or Local Improvement District assessment on the property tax bill, for roads, sewer, or other improvements. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.
