As summer approaches, the Las Vegas housing market is showing signs of transition. Inventory keeps rising, and in May, we ended the month with over 6,500 active listings. That's the highest we've seen in recent months. Meanwhile, buyers are moving more cautiously. Total monthly sales came in at 1,839, and the number of homes under contract fell below 2,200. In this update, I'll break down what the data tells us, and what it means for your next move.
Trends and Key Stats
- Active listings: 6,522
- New listings: 3,081
- Under contract: 2,200
- Sold: 1,839
- Highest sale: $6.3M (Cash, 83 DOM)
- List-to-sales price ratio: 98.9%
- Avg days on market: 36
- Avg price: $606,825
- Median price: $484,843
The big trend is more listings and a slowdown in buyer urgency.
Compared to Last Month
May saw a significant build-up in inventory. Active listings grew steadily week after week, ending nearly 200 homes higher than we started. Total new listings jumped to 3,081, up from April. However, pending sales and closed transactions were both down. The average sale price dipped by around $30,000 compared to last month's average, and homes are sitting slightly longer. This softening signals a shift in momentum.
Homeowners
With inventory rising and buyer pace slowing, strategy matters more than ever. If you're thinking about selling, be prepared for increased competition. The good news is that homes priced right and show well are still moving, and luxury listings are still commanding strong prices. Presentation and pricing will make or break a listing this summer.
Prospective Homeowners
Buyers, this is your window. With more homes to choose from and slightly less pressure, you have more leverage than earlier in the year. You're not chasing every deal in a bidding war right now. Use this time to shop smart, negotiate when you can, and act decisively when the right home pops up.
My Predictions Moving Forward
If current trends hold, June could be the start of a more balanced market. Sellers will need to adjust expectations, and buyers may find more room to negotiate. However, if mortgage rates dip, demand could spike quickly. I'm watching June closely, especially buyer behavior and price movement. Stay tuned.
