If you've been waiting for the Las Vegas real estate market to slow down, you might want to take a closer look at what's actually happening.
Inventory is Rising... Fast
At the beginning of 2025, we had around 4,800 homes on the market. Just a year ago, that number was closer to 3,500. Now we've crossed 5,849 active listings, giving buyers more options than we've seen in quite a while.
This increase in inventory usually suggests a cooling market, but not this time.
Buyers Are Still Showing Up
Last week, 594 homes went under contract, just shy of the busiest week all year (677 in February). Closings are also staying strong, with 492 homes closed last week and an average of 37 days on market, down from 44 earlier this year.
That's not the behavior of a slow market.
What's Driving This?
It looks like many sellers are jumping in because they need the equity from their current homes to make a move. At the same time, buyers who sat out during the chaos of the past couple of years are stepping in when the right home hits the market, even with rates still high.
Prices are holding steady too. The average sales price last week was $598K, and homes are still selling for 98-99% of list price on average.
So... Is It a Good Time to Buy or Sell?
It depends on your situation. We're in one of those rare windows where both buyers and sellers have some opportunity. Buyers have more choices without bidding wars everywhere, and sellers, especially those who price realistically, are still finding serious buyers willing to pay strong prices.
Don't let the noise fool you. The Vegas market is moving... just differently.
