More Leverage for Buyers
June 2025 closed with clear signs that the Las Vegas housing market is undergoing a transition. For the first time in years, buyers are gaining leverage as inventory increases, price reductions become more common, and homes take longer to sell. While prices remain elevated from pre-pandemic levels, the intense seller's market conditions we've seen in recent years have cooled. This month, we break down the numbers and what they mean for homeowners, prospective buyers, and what to expect moving forward.
Trends and Key Stats
- Median Sale Price: Single-family homes held steady at approximately $490,000, reflecting a slight +1.5% YoY increase but no significant change from May. Condos and townhomes saw a median of ~$307,000, up 4.1% YoY.
- Price per Square Foot: Average sale price per sq ft hovered around $258, while listing price per sq ft hit $269.
- Available Listings: Active listings surged to 9,930 by the end of June, a 10.7% increase from May. Detached home inventory is up 72% YoY; condos/townhomes are up nearly 90% YoY.
- Lowest/Highest Sale: Entry-level properties are still moving, but luxury homes saw price softening. Many higher-end listings received price cuts or extended time on the market.
- Days on Market: The average time on market grew to 40 days, up 43.7% YoY. Over half of all sales closed within 30 days, but urgency is waning.
- Months of Inventory: The valley sits around 3.2 months of inventory, still short of a true buyer's market, but far from the seller-dominated conditions of 2022-23.
Compared to Last Month
June saw a noticeable jump in inventory levels compared to May, with both single-family and attached homes contributing to the surge. Pending and closed sales declined, and more homes required multiple price adjustments to move. While median prices held steady, the increasing time on market and growing seller concessions indicate the early stages of a market rebalancing. Buyers are gaining options and time. That is a major change from the fast-paced bidding wars of previous months.
Homeowners
If you're a current homeowner, there's still good news: values remain high compared to historical norms, and if you've owned your home for more than a year or two, you've likely built significant equity. However, the days of aggressive over-asking offers are waning. Proper pricing and presentation are now critical. Sellers must be willing to negotiate and consider pre-inspections, staging, or offering closing cost assistance to stay competitive.

Prospective Homeowners
Buyers, this is the window you've been waiting for. With more inventory to choose from, reduced competition, and a higher share of listings selling below asking, you're in a stronger position to negotiate price and terms. Mortgage rates remain a key factor, but overall affordability has improved slightly with softening price pressures and longer DOM. Look for homes that have been on the market for 30+ days, those are often where the best deals can be found.
My Predictions Moving Forward
I expect this trend to continue into late summer: more listings, slightly softening prices, and buyers regaining more ground. Unless mortgage rates drop significantly or a new wave of demand returns, sellers will need to adapt to longer timelines and increased negotiation. This isn't a crash. It's a cooling, and a necessary one.
If you're thinking about making a move, let's talk. Pricing and negotiation matter more than they did a year ago, and I'm here to help.
