What is it like to live in Cadence?

Cadence broke ground in August 2013 and sold its first homes in December 2014. The plan covers about 2,200 acres in east Henderson, with up to 12,250 homes and about 450 acres of parks, trails, and open space, so most streets are less than ten years old. Prices from the builders run from the $300,000s into the $700,000s.

Life centers on Central Park, where the association runs food truck nights and festivals. Charter schools sit inside the community: Pinecrest Academy Cadence, Coral Academy of Science Cadence, and Legacy Traditional School Cadence.

The land was part of the Basic Magnesium plant, built in 1941 to make magnesium for World War II. The site was cleaned up under the oversight of the Nevada Division of Environmental Protection, with contaminated soil moved into a lined, capped, and monitored landfill that closed in 2015. Every lot carries an environmental covenant, which mostly matters if you plan to dig deep, such as for a pool.

The developer is The LandWell Company. Builders still selling in 2026 include Lennar, Woodside Homes, Century Communities, Beazer, D.R. Horton, Taylor Morrison, and Richmond American, and some neighborhoods are built to rent.

Read the environmental covenant if you want a pool, add up every association fee on the home, and confirm there is no special assessment on the tax bill.

  1. The environmental covenant

    Every lot has one. A pool or other dig needs the association's elevation form; deeper than 3 feet needs a surveyor and the City of Henderson, and deeper than 9 feet involves the state.

  2. Every association fee

    The master association is $225 a quarter in 2026. Some neighborhoods add a service fee, attached homes add an insurance fee, and Heritage at Cadence has its own association. Ask for the resale package from each.

  3. SID and LID assessments

    The developer says Cadence has none. Confirm on the title report and the property tax bill before you remove contingencies.

    Builders are still selling, so compare a resale home with a new one nearby. Ask the builder what is included and what the lot premium is.
