What are downtown Las Vegas luxury homes like?
Luxury downtown is a short list: restored historic homes, a few large custom homes, and the occasional top floor loft. There are 9 homes listed at $1 million or more in downtown's three ZIP codes right now, at a median list price of $1,195,000.
- John S. Park, on the National Register since 2003, has Period Revival homes from the 1930s and ranches from the 1940s and 1950s.
- Beverly Green, a city historic district since 2016, has more than 100 mid-century homes built from 1951 to 1964.
- Exterior changes in both districts need a Certificate of Appropriateness from the city.
- Penthouses at the top of the four loft towers are the condo side of downtown luxury.
- Larger estate lots are a few minutes west in the Scotch 80's and McNeil Estates, which have their own guides and do not show here.
- Downtown is in the City of Las Vegas, so city permits and zoning apply.

Where are the luxury homes in and around downtown Las Vegas?
Inside downtown's ZIP codes, look at the historic streets of John S. Park and Beverly Green and the penthouses in the loft towers. For bigger lots and guard gates a few minutes away, look at the Scotch 80's, McNeil Estates, and Las Vegas Country Club.

What is luxury living like in downtown Las Vegas?
Downtown luxury is not the hillside estate you find in MacDonald Highlands or The Ridges. It is an old house on a tree lined street, or a top floor loft with the city spread out below, a few minutes from Fremont East, the Arts District, and the Smith Center. The people who buy here want history and a walk to dinner more than a guard gate.
On the house side, the core is John S. Park, roughly between Charleston Boulevard, Las Vegas Boulevard, Franklin Avenue, and Ninth Street. Building there began in 1931, and the neighborhood became a city historic district and joined the National Register in 2003, after residents organized to keep commercial projects out. Beverly Green, just south between Oakey and St. Louis, became a city historic district in 2016 for its mid-century homes. Restored homes in both, and some larger homes in nearby Huntridge, are what usually crosses $1 million here.
On the condo side, the top floors of The Ogden, Juhl, Soho Lofts, and Newport Lofts hold the largest units downtown. They do not list often, and when they do, the price per square foot is usually well below a Strip penthouse. Dues are high and the buildings are 15 to 20 years old, so read the reserve study.
Owning an old house here has its own costs. Homes can be 70 to 90 years old, and the plumbing, sewer line, wiring, and roof matter more than the kitchen. In a historic district, new windows, an addition, or a new front wall need a Certificate of Appropriateness from the city first, so plan time for review. And because the list is short, appraisals can be hard: there may be only a handful of comparable sales in a year.
If you want more land, a gate, or a golf course, the best options are a few minutes away and outside this page's ZIP codes: the Scotch 80's and McNeil Estates to the west, and Las Vegas Country Club to the southeast.
What should you check before buying a luxury home in downtown Las Vegas?
Line up jumbo financing, plan for a thin set of comparable sales, and inspect an older home's bones before you remove contingencies.
- Jumbo financing
Loans above $832,750 in Clark County are jumbo loans in 2026. Get pre-approved with a lender who does jumbo loans, and for a penthouse, ask whether it will lend in that building.
- Appraisal gap
Downtown sees few sales over $1 million, so true comparables are scarce and appraisals can come in low. Know how much cash you would bring to cover a gap.
- Sewer, plumbing, wiring, and roof
Add a sewer camera scope to the inspection, and ask for the age of the electrical panel, the water and drain lines, and the roof. Ask for permits on any past remodel.
- Historic district rules
In John S. Park and Beverly Green, exterior work needs a Certificate of Appropriateness from the City of Las Vegas. Read the city's guide before you plan an addition, windows, or a new wall.
- Tower reserves and dues
For a penthouse, read the reserve study, two years of board minutes, and the pet rules. Confirm which parking spaces and storage come with the unit.
- Insurance for the exact address
Premiums on older homes vary with the roof, wiring, and plumbing. Get a quote on the actual address early, not a general estimate.
- Property tax cap
File the primary residence form with the Clark County Assessor in your first year. Without it, the bill can rise up to 8 percent a year instead of 3.
What does it cost to own a luxury home in downtown Las Vegas?
At the live median list price of $1,195,000, with 20 percent down, the monthly payment below includes the loan, property tax, insurance, and typical HOA dues where a home has them. Change any number to fit your budget.
- Principal and interest$6,043
