What are Henderson golf course homes like?
Henderson has about ten regulation golf courses, and homes line the fairways of nearly all of them, from 1990s Green Valley neighborhoods to guard gated hillside estates. There are 12 Henderson homes with golf views for sale right now, at a median list price of $3,945,000.
- Three private clubs have homes around them: Anthem Country Club, DragonRidge Country Club in MacDonald Highlands, and SouthShore Country Club at Lake Las Vegas. All three are guard gated.
- At all three, the club is separate from the HOA, so a home on the course does not make you a member.
- Public courses with homes around them include The Legacy, Wildhorse, Serket (called Rio Secco until 2025), Revere, Reflection Bay, and Chimera in Tuscany.
- Wildhorse is owned by the City of Henderson, and Desert Willow, an executive course in Sun City MacDonald Ranch, is owned by its residents.
- Homes range from condos on the older Green Valley courses to custom estates on the private clubs.
- This page shows every Henderson listing marked with a golf view, so some homes look across a street at the course instead of backing onto it.

How many Henderson Golf Course Homes homes are for sale at each price?
Henderson Golf Course Homes has 119 homes for sale. The most, 28, are priced at $5M and up.
Which Henderson communities are best for golf course homes?
For a private club, look at Anthem Country Club, MacDonald Highlands, and SouthShore. For public golf with no membership, look at Legacy, Wildhorse, Serket in Seven Hills, Reflection Bay, Tuscany, and the Revere courses in Anthem. Buyers 55 and over should see Sun City MacDonald Ranch and Sun City Anthem.

What is it like to live on a golf course in Henderson?
Henderson golf comes in two flavors. On the west side, around Green Valley, the courses are older and flatter, with mature trees and homes that were built in the 1980s and 1990s: Wildhorse, where golf has been played since 1959, and The Legacy, an Arthur Hills course from 1989. To the south and east, the newer courses climb into the foothills, so homes on Anthem Country Club, DragonRidge in MacDonald Highlands, Serket in Seven Hills, and the Revere courses in Anthem often look over the fairway and then across the whole valley to the Strip.
The first thing to sort out is the club. Henderson has three private clubs with homes around them, and at all three the club is a separate business from the homeowners association. Buying a house on the fairway at Anthem Country Club or SouthShore does not make you a member; you buy a membership from the club if you want one, and plenty of owners never do. If you want to play now and then, the public courses give you the view and a tee time with no initiation fee.
Lake Las Vegas is its own case. SouthShore is a guard gated private club along the south side of the lake, while Reflection Bay on the north shore is a public Nicklaus course with holes on the water. Both are about 25 minutes from the Strip, so they suit buyers who are happy to be a little farther out.
There are tradeoffs everywhere. Golfers can see into your yard, and on some holes balls land in it. Mowers start early because summer golf starts at dawn. Course lots usually come with rules on fences and landscaping along the fairway. A fairway lot almost always costs more than the same plan a street over.
The bigger question is the course itself. Black Mountain, one of the oldest courses in Henderson, closed in November 2018, and the city later approved homes on the land. The Legacy closed for a few months in 2017 after a sale before it reopened. Water is tighter too: the water district capped golf course watering at 4 acre-feet per acre starting in 2024, and courses across the valley have been swapping rough for desert landscaping. Before you pay for a view, find out who owns the course. Wildhorse is owned by the City of Henderson, and Desert Willow in Sun City MacDonald Ranch is owned by its residents, which answers that question better than most.
What should you check before buying a golf course home in Henderson?
Find out who owns the course, where the home sits on the hole, and what the club, every HOA layer, and the insurance will cost before you remove contingencies.
- Who owns the course, and could it close
Ask whether the course is owned by a company, a club, the city, or the homeowners, and check the zoning on the course land. Black Mountain closed in 2018 and is approved for homes; The Legacy closed for a few months in 2017.
- Membership is separate from the home
At Anthem Country Club, DragonRidge, and SouthShore, owning the home does not make you a member. If you want to play, ask the club about initiation fees, dues, and any wait list before you write an offer.
- On the course or just a golf view
Listings marked with a golf view include homes across a street or up a hill from the course. In the hillside communities, a home can look down on the course from two rows back. Walk the lot line and check the plat map if you want the fairway behind the house.
- Where the home sits on the hole
Homes along the landing area of a long hole see more stray balls. Look for dings in the stucco, patched windows, or nets, and stand in the backyard on a busy morning.
- Changes to the course
With tighter water budgets, many courses have replaced grass with desert landscaping. Ask whether turf removal or a redesign is planned near the home, since it can change the view you are paying for.
- Every HOA layer
Henderson golf communities often stack a master association, a neighborhood association, and sometimes a gate association, as at Lake Las Vegas. Ask for every resale package. Nevada law gives you five days after you receive it to cancel, so read it in that window.
- LID or SID on the tax bill
Some Henderson neighborhoods, including some Lake Las Vegas parcels, carry an improvement district assessment on the property tax bill. Ask whether the home has one and what balance is left.
- Insurance quote for the exact address
Get a quote on the actual home early, and ask how the policy handles glass and roof damage from golf balls.
