What is it like to live in a guard gated community in Henderson?

Henderson's guard gated communities mostly sit up high. MacDonald Highlands and Ascaya climb the McCullough Range above Green Valley, Anthem Country Club is on the Anthem foothills, and the guard gated neighborhoods of Seven Hills sit on the ridges around the Serket golf course. The payoff for living behind those gates is quiet streets and, on many lots, a view straight across the valley to the Strip. To the east, SouthShore puts the gate between you and the busier side of Lake Las Vegas, and Tuscany wraps a guard gate around a public golf course and a recreation center at a lower price point.

The gate does what you would expect. Guests, contractors, and delivery drivers are checked at the gatehouse or have to be on your list, and through traffic and solicitors mostly stay out. At MacDonald Highlands and Ascaya, security also patrols inside the gates.

What surprises people is how many layers there are. Most Henderson master plans are not gated as a whole. Green Valley, Anthem, Seven Hills, and Lake Las Vegas are open, and the gates belong to neighborhoods inside them. So an Anthem or Seven Hills address tells you nothing about the gate; you have to look at the neighborhood. Some communities stack a second gate inside the first, like Legacy Estates inside Grand Legacy and enclaves such as Dragon Rock in MacDonald Highlands, and each layer usually brings its own association and dues.

There are tradeoffs. Guard staff is usually the biggest line in the association budget, so dues behind a staffed gate run higher than in a code gated neighborhood. Guests wait at busy times, and ride share drivers sometimes get turned around. A gate slows people down; it does not stop every crime. And a code gate, which is what many listings on this page have, keeps cars out but has no one on duty.
