What is it like to live in Inspirada?

Inspirada covers about 1,950 acres in the far south of Henderson, on land bought from the Bureau of Land Management in 2004. The first homes opened in 2007, building stopped in the 2008 crash, and four builders bought the project out of bankruptcy in 2011 and restarted it in 2014. Most homes date from 2014 on, with the earlier ones closer to the center.

The community is built around its parks. Solista Park has the community center, pools, bocce, and an amphitheater, and Aventura Park is the largest, at more than 20 acres. The association runs a farmers market and seasonal festivals.

The restart traded the original dense, alley-loaded plan for more single family homes with driveways, from builders such as KB Home, Toll Brothers, Pardee, Beazer, Tri Pointe, and Lennar. Prices on the newest Lennar homes ran from the high $500,000s into the $700,000s in 2026, and Toll Brothers offered townhomes from about $520,000.

Station Casinos holds approval for a small casino hotel called Inspirada Station at Via Inspirada and Bicentennial Parkway, with no construction date announced.

    The master association is $255 a quarter. Gated neighborhoods, townhome areas, and Toll Brothers' clubhouse area add a second fee. Ask for the resale package from each association.

    Henderson financed Inspirada's roads and utilities through improvement districts. Ask whether the home carries an assessment on its tax bill, what balance is left, and whether the seller pays it off at closing.

    Builders are still selling, so compare a resale home with a new one nearby. Ask the builder what is included and what the lot premium is.

  4. Airport traffic

    Inspirada sits across from Henderson Executive Airport. Visit at different times of day if small plane traffic would bother you.
