What is it like to live in Lake Las Vegas?

Lake Las Vegas is the one place in the valley where you can live on a real lake. The 320-acre lake sits behind a dam on the Las Vegas Wash in east Henderson, about 25 minutes from the Strip, and it was filled in 1991. The master plan around it covers about 3,600 acres, with homes climbing the hills on both sides of the water.

The community has had a few lives. Developers spent most of the 1990s and 2000s building SouthShore, two Jack Nicklaus golf courses, MonteLago Village, and the resort hotels. The master developer went through bankruptcy in 2008 and came out in 2010, and building picked back up in the years after. Today national builders, including Del Webb, Lennar, Taylor Morrison, and Toll Brothers, are selling new homes next to resales that are 20 and 30 years old.

The two sides of the lake feel different. SouthShore, the first neighborhood, is guard gated around the private SouthShore Country Club, with custom homes and many of the biggest lakefront estates. The north shore is more open, with MonteLago Village, the public Reflection Bay Golf Club, the Hilton and Westin resorts, condos, and a long list of gated neighborhoods. Del Webb Lake Las Vegas is a gated neighborhood for buyers 55 and over.

Life here is quieter than most of the valley. Mornings on the water are kayaks and paddleboards, evenings are dinner in the Village, and Lake Mead is a short drive east. Every home pays the Lake Las Vegas master association, which takes care of the lake and the common areas, and most neighborhoods add dues of their own.

Get every HOA resale package, ask about any LID balance, and get an insurance quote for the exact address before you remove contingencies.

  1. HOA resale packages from each association

    Lake Las Vegas has a master association, SouthShore has its own association on top of it, and most neighborhoods add another. Ask for each resale package with current dues, reserves, special assessments, and transfer fees.

  2. LID and SID assessments

    Some Lake Las Vegas parcels carry a Local Improvement District assessment on the property tax bill from when the roads and utilities went in. Ask whether the home has one, what balance is left, and who pays it at closing.

  3. Lake and dock rights

    Living on the water does not always mean you can keep a boat. Ask whether the home has its own dock rights and read the master association's boating rules.

  4. Club memberships

    SouthShore Country Club and the Lake Las Vegas Sports Club both charge their own fees, and neither comes with every home. If you want either, ask what joining costs before you write an offer.
