There are 26 homes with a lake view for sale across the valley right now, at a median list price of $1,497,000.
- Lake Las Vegas is the biggest, a private 320-acre lake in east Henderson with two golf courses and a village on the water.
- Desert Shores has four private lakes in northwest Las Vegas, with docks on many lakefront lots and a sand beach park.
- The Lakes is built around Lake Sahara, about 30 acres, where about 300 homes in seven gated villages own the shoreline.
- Every one of these lakes is private to its community and run by a homeowners association, which sets the boating and fishing rules.
- Older golf communities like Spanish Trail, Las Vegas Country Club, Rhodes Ranch, and Wildhorse have lakes on the course.
- This page shows every listing marked with a lake view, so it mixes true lakefront homes with homes that look at a golf course pond.

Which Las Vegas communities have waterfront homes?
For a home on a real lake with a dock, start with Lake Las Vegas, Desert Shores, and The Lakes. For water views along a fairway, look at the older golf communities.

What is it like to live on the water in Las Vegas?
Waterfront living in the desert is rare, and it is quieter than people expect. The lakes here are private and small enough that the boats are kayaks and electric boats, not ski boats. Mornings are for fishing off the back yard or a slow loop in the boat, and evenings are for the walking paths along the shore. In Desert Shores and at The Lakes the water sits in the middle of an established west side neighborhood, minutes from Summerlin. Lake Las Vegas is a resort setting of its own in east Henderson, with golf, MonteLago Village, and Lake Mead a short drive away.
The three lake communities are very different. Lake Las Vegas is the big one: a 320-acre lake filled in 1991, with condos in the village, a guard gated south shore at SouthShore, and a 55+ neighborhood at Del Webb. Desert Shores dates from 1988 and has about 3,350 homes around four lakes, with gas motors and paddleboards not allowed. The Lakes broke ground in 1984 around Lake Sahara, about 30 acres, and its association says it is the only place in Las Vegas where you own your shoreline and keep a dock in the back yard.
The tradeoffs are real. A lake is expensive to run, and every home pays an association that maintains it, on top of any neighborhood dues. Water is the other question. City and county rules restrict filling or refilling man-made lakes, which is why no new ones are being built, and the existing lakes depend on their own supply arrangements. In 2022 the old intake that sent raw Lake Mead water toward Lake Las Vegas went dry as Lake Mead dropped, and Henderson has since delivered water to the lake under interim agreements. None of this has drained a lake, but it is a fair thing to ask about before you buy.
Many listings marked with a lake view are not on one of these three lakes at all. They back onto a pond or lake on a golf course, in places like Spanish Trail, Las Vegas Country Club, and Rhodes Ranch. Those homes come with golf course questions instead, and our golf course homes page covers them.
What should you check before buying a waterfront home in Las Vegas?
Confirm the home is actually on the water, read the lake rules and the association budget, and find out who maintains the shoreline in front of the house.
- Lakefront, lake view, or golf pond
A lake view on a listing can mean a home on the shore, a home across the street from the water, or a home on a golf course pond. Look at the plat map and walk the lot.
- Dock rights
Ask whether the home has its own dock, whether the dock is owned or assigned by the association, and what condition it is in. Not every lakefront lot has one.
- Boating and fishing rules
Each association sets what boats and motors are allowed, whether boats must be registered, and the fishing rules. Desert Shores, for example, allows electric or hand-powered boats only. Read the current rules before you buy a boat.
- Shoreline and seawall
Find out who maintains the seawall or shoreline in front of the home, the owner or the association, and look at its condition. At The Lakes, lakefront owners own their shoreline.
- The lake's budget and water supply
Read the association's budget, reserve study, and recent minutes. Ask how the lake is filled and what water costs, and whether any special assessment is planned for the lake.
- Every layer of dues
Lake homes often pay a master association that runs the lake, a neighborhood association, and sometimes a gate association. Get every resale package to see the total.
- Privacy along the water
Some lakes have public paths or common areas along the shore. Walk the shoreline at different times of day to see how much foot and boat traffic passes the back yard.
- Insurance and flood zone
Get an insurance quote for the exact address, including the dock, and check the FEMA flood map. A lender may require flood insurance if part of the lot is in a mapped zone.
What does it cost to own a waterfront home in Las Vegas?
At the live median list price of $1,497,000, with 20 percent down, the monthly payment below includes the loan, property tax, insurance, and typical HOA dues. Lake communities often carry more than one association, so change any number to fit the home.
- Principal and interest$7,570

Are there lakefront homes in Las Vegas?
Yes. Lake Las Vegas in Henderson, Desert Shores in northwest Las Vegas, and The Lakes in west Las Vegas are all built around private lakes, and many lakefront homes there have docks. Several golf communities also have homes on lakes along the course.
What is the biggest lake community in Las Vegas?
Lake Las Vegas. Its private lake covers about 320 acres in east Henderson, inside a master plan of about 3,600 acres with two golf courses.
Can you boat on the lakes in Las Vegas?
Yes, if you live in the community and follow the association's rules. Desert Shores allows electric or hand-powered boats registered with the association, SouthShore lakefront homes can have docks for electric boats, and lakefront owners at The Lakes can boat on Lake Sahara. Check the current rules for each lake.
Can you swim in the lakes?
Usually not from your back yard. Each association sets its own rules, and in Desert Shores residents swim at the lagoon pool in Lagoon Beach Park. Ask the association for the current swimming rules.
Can you fish in the Las Vegas lake communities?
Yes, under each association's rules. Desert Shores allows catch and release from dawn to dusk for residents, and Lake Sahara at The Lakes holds bass, bluegill, and catfish.
Are new lakes being built in Las Vegas?
No. City and county ordinances restrict using water to fill or refill man-made lakes, so the lake communities that exist today are what there is. That scarcity is part of why lakefront homes hold buyers' interest.
Is Lake Las Vegas running out of water?
The lake is still full. In 2022 the private intake that sent raw Lake Mead water toward it went dry as Lake Mead dropped, and Henderson has since delivered water through the regional system under interim agreements. Ask the master association how the lake is supplied and budgeted today.
Do lakefront homes cost more in Las Vegas?
Yes, in each of these communities the homes on the water with a dock sell for the most, and condos and homes off the water cost the least. The live median list price for lake view homes is shown at the top of this page.
Why does this page show golf course homes?
The page shows every listing marked with a lake view, and listing agents mark that view for golf course ponds and lakes too. Use the community pages above to narrow to true lakefront homes.
How do I find the schools for a home in Las Vegas?
Public schools in Las Vegas are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
