What is it like to live in Mountains Edge?
Mountains Edge is the southwest valley's big park community. Focus Property Group started building in 2004 on land south of Blue Diamond Road and west of Rainbow Boulevard, and the community grew fast: it was the top selling master plan in the country in 2007 and 2008. Today it has about 12,500 homes, from townhomes and starter homes to larger two-story family homes.
Most people move here for the parks. Exploration Peak Park sits at the entrance with a hike to the top and an Old West play area for kids, and Mountains Edge Regional Park, Nathaniel Jones Park, and Paiute Park are spread through the neighborhoods, all tied together by walking and biking paths.
There is no golf course and no guard gate here. Most streets are open, with some gated enclaves that have their own sub-association. HOA dues tend to run lower than in the gated golf communities nearby, but many homes pay both a master and a neighborhood fee, so check both.
Shopping and dining sit along Blue Diamond Road, Durango Drive, and Buffalo Drive, and the 215 Beltway and I-15 are a short drive away. Several Clark County public schools opened inside the community as it grew; check CCSD zoning for any address you are looking at.
What is there to do outside in Mountains Edge?
Hiking, playgrounds, ball fields, and walking paths, all inside the community and run by Clark County or the master association.
- Exploration Peak Park
An 80 acre Clark County park at 9700 S Buffalo Drive, with trails to the top of the peak, a western town play area, a water spray park, and picnic spots.
- Mountains Edge Regional Park
A county park on Mountains Edge Parkway with sports fields, playgrounds, fitness equipment, running paths, and the Desert Diamonds lighted baseball complex.
- Nathaniel Jones Park and Paiute Park
Neighborhood parks with playgrounds and open grass, kept up by the master association.
- Trails and paseos
Walking and biking paths link the neighborhoods to the parks, so many families can reach a park without crossing a major road.

What should you check before buying in Mountains Edge?
Ask for the HOA resale package, check the tax bill for the Mountains Edge improvement district assessment, and get an insurance quote for the exact address before you remove contingencies.
- Master and neighborhood HOA fees
Every home pays the Mountains Edge master association, and many neighborhoods add a sub-association. Ask for both resale packages, with current dues, any special assessments, and transfer fees.
- Special Improvement District 142
Clark County formed Special Improvement District 142 to pay for roads and utilities in Mountains Edge, and many homes carry an assessment on the tax bill. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- CC&Rs
Read the covenants for the master and the neighborhood association before you write an offer.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
