What is it like to live in Queensridge?

Queensridge is one of the older guard gated neighborhoods on the west side of Las Vegas. It has 987 single-family homes on West Charleston Boulevard, right where the city meets Summerlin, and most of them are custom or semi-custom builds on lots that are bigger than what you find in newer neighborhoods. Owners get a clubhouse with a pool, spa, and fitness center, and walking trails run through the community.

The location is the draw. Tivoli Village and Boca Park are minutes away, Downtown Summerlin is a short drive west, and Summerlin Parkway and the 215 get you across the valley. Queensridge is part of the Peccole Ranch master plan and sits inside the City of Las Vegas, so city rules apply here, not Summerlin's.

The big local story is the old Badlands golf course, about 250 acres that wound through and beside the neighborhood. It closed in 2016, and after years of lawsuits the city settled with the owner in late 2024 and sold the land to Lennar. In February 2025 the City Council approved Lennar's plan for about 1,480 homes, townhomes, and condos with 98 acres of parks and open space, under its own HOA. If you are buying near the old course, ask what is planned behind the home.

Queensridge also includes One Queensridge Place, two condo towers on Alta Drive for buyers who want a guard gated high-rise instead of a house.

Outdoors

What is there to do outside in Queensridge?

Walking trails and the clubhouse pool inside the gates, with Red Rock Canyon about 20 minutes west.

  • Clubhouse and pool

The association clubhouse has a swimming pool, spa, and fitness center for owners.

  • Walking trails

Trails and landscaped paths run through the community behind the gates.

  • Red Rock Canyon National Conservation Area

Hiking, climbing, cycling, and the scenic drive, out West Charleston past Summerlin. The scenic drive needs a timed entry reservation for part of the year.

  • The former Badlands land

Lennar's approved plan for the old golf course sets aside 98 acres for parks, trails, and open space as the land is built out.

Before you buy

What should you check before buying in Queensridge?

Ask for the HOA resale package, find out what is planned on the old Badlands land behind the home, and get an insurance quote for the exact address before you remove contingencies.

  1. HOA resale package

The Queensridge Owners Association pays for the guard gates, clubhouse, and common areas. Ask for the resale package with current dues, any special assessments, and transfer fees, and check whether the street has its own sub-association.

  2. What is planned next to the home

Homes that backed onto the Badlands course now back onto land Lennar is building on. Look at the approved site plan and ask how close the new homes, roads, and parks will be to the lot you are buying.

  3. Insurance quote for the exact address

Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.

  4. CC&Rs

Read the covenants for exterior changes and parking.

  5. SID and LID assessments

Some Las Vegas neighborhoods carry a Special or Local Improvement District assessment on the property tax bill. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.

  6. Solar leases

If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
