How do you get your home ready for a showing?
Light, space, a clean smell, a cool house, no pets, and a tidy front. Run this list before every showing, not just the first one.
Bright reads as bigger.
- Turn on every light in the home
- Open all blinds and curtains
- Replace any burned-out bulbs beforehand
Buyers need to picture their own things in the space.
- Clear countertops in kitchen and baths
- Remove family photos and personal items
- Tuck away daily-use clutter
Smell is the first thing a buyer notices at the door.
- Air out the home 30 minutes before
- No strong cooking or pet odors
- Subtle neutral scent only, nothing heavy
- Empty and clean all trash cans
A cool home signals care in Las Vegas heat, and a warm one feels welcoming in winter.
- Set the thermostat to a comfortable 70 to 72 degrees
- Leave it set, even when the house is empty, during summer months
- Turn on ceiling fans in main rooms
Not all buyers are animal lovers.
- Remove pets from the home entirely
- Put away bowls, beds, crates, and toys
- Clean litter boxes and outdoor areas
Buyers judge the home before they reach the door, and the backyard is half the sale here.
- Sweep the entry, driveway, and walkway
- Move cars out of the driveway
- Clean the front door and entry light
- Pool clean and blue, patio furniture set out
Many people walk through a listed home.
- Lock up jewelry, cash, and small electronics
- Put prescriptions and mail out of sight
- Tell us about cameras and video doorbells so we can note them
Getting ready to list? Some prep pays you back and some does not.

What do sellers ask about showings?
Do I need to leave during showings?
Yes, and this is important. Buyers move faster, speak more freely, and stay longer when the seller is not present. Even a well-intentioned seller can unintentionally say something that hurts negotiations. Plan to be out for the duration of every showing, including open houses.
How much notice will I get before a showing?
You set the minimum. Most sellers require one to two hours notice, which covers the majority of requests without turning away motivated buyers. We recommend keeping the notice window short: the more flexible you are, the more showings you get. We can also set a true minimum so you are never caught off guard.
Can I decline a showing request?
Yes. You are never required to accept a showing. That said, declined showings mean missed opportunities, and in a competitive market, the buyer you declined may have been your best offer. We always try to reschedule declined requests rather than lose them entirely.
Will an agent be present at every showing?
For most showings, the buyer's agent accompanies their client and access is provided through a secure electronic lockbox that records who opened it and when. For open houses and broker previews, one of our agents is always on-site. If you prefer accompanied showings for every visit, we can arrange that; just let us know during the listing strategy session.
How soon should I be show-ready after listing?
Immediately. The first week on market is the most active: buyers who have been waiting for new inventory move fast. If your home is not show-ready on day one, you are missing the window when interest is highest and competition among buyers is greatest. We build the prep timeline into our listing launch process so you are never scrambling.
How many showings should I expect?
It depends on price, location, and season. A well-priced home gets most of its showings in the first one to two weeks. If showings are slow, it usually points to price or photos, and we will tell you which.
How do showings work when you sell with us?
Buyer agents request a time through our scheduling system, you confirm, and we coordinate everything else. You never have to field those calls yourself.
Once your home is listed, showing requests come through a centralized scheduling system. We review every request, confirm with you based on your availability preferences, and coordinate directly with the buyer's agent.
After each showing, we follow up with the buyer's agent within 24 hours for feedback. That feedback shapes strategy: if multiple buyers are saying the same thing, we use it. If a showing generates serious interest, we move quickly.
You set the parameters. Minimum notice, blackout windows, pet or security preferences: we build your showing instructions once and apply them to every request.
Centralized scheduling
All requests go through our system. You get notified, confirm once, and we handle the rest, with no back-and-forth with buyer agents.
Feedback within 24 hours
We contact every buyer's agent after the showing and share what we hear with you, good or bad. Nothing gets filtered out.
Your rules, applied every time
Minimum notice, blackout windows, lockbox vs. accompanied: set your preferences once and they apply to every single showing automatically.
Activity reporting
You always know how many showings you have had, what buyers said, and how activity compares to similar listings in your neighborhood.
What kinds of showings will buyers ask for?
Most buyers see your home in a private showing with their agent, and we add broker previews and open houses where they help. Each type serves a different purpose in the selling process, and we use them strategically.
Private showing
A buyer and their agent visit your home at a scheduled time, typically 30 to 60 minutes. This is the most common showing type and the highest-quality interaction. The buyer is serious enough to schedule it, so preparation matters most here.
Broker preview
An early showing for local buyer's agents before or just after going active on the MLS. This builds agent awareness and can generate word-of-mouth with buyers who are not yet active in a portal search. We schedule these strategically on new listings.
Open house
A scheduled window, typically a weekend afternoon, where any buyer can walk through without an appointment. Open houses work well for generating activity on new listings and reaching buyers who are casually browsing. We handle setup, signage, and follow-up. In gated communities, we arrange gate access with the HOA ahead of time.
Video and virtual tours
Many Las Vegas buyers are relocating from out of state and see the home first on video or a 3D tour. That makes your photos and tour your first showing, which is why the marketing goes live complete on day one.
What should you do during and after a showing?
Leave the house, stay off the property, and let us collect the feedback. Buyers move faster, speak more freely, and stay longer when the seller is not present.
Do not chat with buyers in the driveway, at the mailbox, or on a neighborhood app, and do not discuss your timeline, why you are moving, or what price you would take. Even a well-intentioned seller can unintentionally say something that hurts negotiations.
When you come home, walk through: check that doors are locked, lights are as you want them, and pets and pool gates are secure. Then watch for our feedback summary, usually by the next day.
