What is it like to live in Summerlin?
Summerlin is the largest master-planned community in Las Vegas, spread across 22,500 acres along the west rim of the valley with Red Rock Canyon at its back. The Howard Hughes company started building it in 1990 and named it for Jean Amelia Summerlin, Howard Hughes's grandmother. About 130,000 people live here now, in villages that range from 1990s starter homes to guard gated custom estates.
Daily life runs on parks and trails. There are more than 300 parks and over 200 miles of trails, so most streets are a short walk from a path or a playground. Downtown Summerlin, opened in 2014, is the center: a 400 acre district with stores, restaurants, offices, the Las Vegas Ballpark where the Aviators play, and City National Arena, where the Golden Knights practice.
Summerlin is split between the City of Las Vegas and unincorporated Clark County, which matters for things like business licenses. Each home belongs to one of the master associations, Summerlin North, Summerlin South, or Summerlin West, and the Summerlin Council runs the shared parks, pools, and community centers. New homes are still being built in the western villages, so you can choose between resale and new construction in the same community.
Where can you golf in Summerlin?
Summerlin has ten golf courses. TPC Summerlin is private and owned by the PGA TOUR, TPC Las Vegas in The Canyons is open to the public, Red Rock Country Club has two Arnold Palmer designs, and Sun City Summerlin has three courses of its own.
What is there to do outside in Summerlin?
Parks, trails, golf, and Red Rock Canyon, which sits on the west edge of the community.
- Red Rock Canyon National Conservation Area
Hiking, climbing, cycling, and a scenic drive through red sandstone cliffs, managed by the Bureau of Land Management. The scenic drive needs a timed entry reservation for part of the year.
- Parks and trails
More than 300 parks and over 200 miles of trails link the villages, from pocket parks to large village parks with sports fields.
- Golf
Ten courses, public and private, including TPC Las Vegas, TPC Summerlin, and the two courses at Red Rock Country Club.
- Downtown Summerlin
An outdoor shopping and dining district with a farmers market, the Las Vegas Ballpark, and events through the year.

What should you check before buying in Summerlin?
Ask for the HOA resale package, check for SID assessments, and get an insurance quote for the exact address before you remove contingencies.
- HOA resale package and village fees
Every Summerlin home pays a master association, Summerlin North, South, or West, and many villages and gated neighborhoods add their own. Ask for the resale package from each one, with current dues, any special assessments, and transfer fees.
- SID assessments
Many Summerlin villages were built with Special Improvement Districts, which show up as a separate assessment on the property tax bill. They are more common in the newer western villages. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- CC&Rs and design rules
Read the covenants for the master association and the village. Exterior changes need association approval.
- Age rules in 55+ communities
Sun City Summerlin, Siena, Regency, and Trilogy have age requirements. Confirm the rules for who can live in and buy the home before you write an offer.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
