What should you know about buying a pool home in Henderson?
A private pool is common on Henderson resale homes with a real backyard, and there are 99 Henderson homes with a pool for sale right now at a median list price of $2,899,900.
- Henderson limits new pools at single-family homes to 600 square feet of water, and that counts the pool, spa, and hot tub together.
- The biggest existing pools tend to be on the larger lots in Green Valley, the Legacy, Anthem Country Club, and MacDonald Highlands.
- Newer neighborhoods in Inspirada and Cadence have smaller yards, so pools there are smaller or the community pool does the job.
- Pools are permitted and inspected by the City of Henderson, not Clark County, so permit records live with the city.
- Henderson water is very hard, so tile scale and equipment wear are normal costs, and a cover cuts evaporation by about 90 percent.
- Get a separate pool inspection. A general home inspection only looks at the basics.

How many Henderson Pool Homes homes are for sale at each price?

Which Henderson communities are best for pool homes?
For a big pool with a yard around it, look at the older lots in Green Valley and the golf communities. For a newer, smaller pool with less upkeep, Anthem and Seven Hills have plenty, and the 55+ communities give you resident pools instead.

What is it like to own a pool in Henderson?
From May through October the pool is the backyard. Henderson sits a little higher than the center of the valley, but summer is the same: about 78 days a year at 100 degrees or hotter, swims in the morning and after dinner, and a deck too hot to stand on in the middle of a July afternoon. A heater stretches the season into spring and fall, and most owners let the pool sit in winter.
Where you buy changes what kind of pool you get. In Green Valley, built from 1978 on, many backyards already have a pool that is 25 or 30 years old, which can mean a good price and a resurfacing bill. Around the golf courses at the Legacy and Wildhorse, the pool often backs up to a fairway. On the hillsides in Seven Hills and MacDonald Highlands, the best pools face north to the Strip, and on the big lots in Anthem Country Club there is room for a full outdoor kitchen around them.
The rules matter more than they used to. Since September 19, 2022, the City of Henderson has capped new pools at single-family homes at 600 square feet of water surface, and that counts the pool, spa, and hot tub together. A home that already has a larger pool keeps it, and you cannot build that size again, so a big existing pool is now something you buy, not something you add.
The costs are the same as anywhere in the valley. Henderson's water is very hard, so calcium builds on the tile line and in the equipment. The Southern Nevada Water Authority says a typical 470 square foot pool here loses about 22,800 gallons a year to evaporation, and a cover cuts that by about 90 percent. Most owners pay for weekly service, run the pump many hours a day in summer, and replace a pump, filter, or heater every so often. In the newer neighborhoods and the 55+ communities, like Sun City Anthem, plenty of buyers skip a private pool and use the resident centers, and Henderson's city aquatic centers are open to everyone.
What should you check before buying a pool home in Henderson?
Hire a pool inspector, find out how old the equipment and surface are, and pull the City of Henderson permit history before you remove contingencies.
- A separate pool inspection
A pool inspector or pool contractor looks for leaks, cracks, plaster and tile wear, and how the pump, heater, and electrical bonding are working. Ask for a leak test if the seller tops it off often.
- Equipment age
Find out the age of the pump, filter, heater, and any automation or salt system. Hard water shortens their life, and replacing them is one of the bigger costs of a pool.
- Surface and tile
Older pools in Green Valley and around the golf courses may be on their original plaster. Ask when the pool was last resurfaced and look for calcium scale on the tile line.
- City of Henderson permits
Henderson permits and inspects residential pools, spas, and later changes like a heater or gas line. Look up the address in the city's permit records and confirm the pool and any add-ons were finaled.
- Barrier and gates
Henderson builds pools to the International Swimming Pool and Spa Code, and inspectors check for a permanent barrier and a self-latching gate. Older pools were built under older rules, so check what is there, especially with small children.
- HOA approval
Most Henderson master plans and many neighborhoods have design review. If the seller added the pool, a spa, or a slide, confirm the HOA approved it.
- Adding a pool instead?
Henderson caps new pools at 600 square feet, pool and spa combined, and setbacks, easements, slopes, and HOA rules limit where one fits. Hillside lots can need retaining walls. Have a pool contractor look at the yard before you buy for that reason.
- Water, power, and insurance
Ask the seller for summer water and power bills, and get an insurance quote for the exact address with the pool disclosed. Ask about an umbrella policy.

Is there a limit on pool size in Henderson?
Yes, for new pools. Since September 19, 2022, the combined water surface of a pool, spa, and hot tub at a single-family home in Henderson cannot be more than 600 square feet. Existing pools are not affected.
Do I need a permit to build a pool in Henderson?
Yes. The City of Henderson's Building and Fire Safety department permits and inspects residential pools and spas. Many HOAs also require their own approval first.
Do you need a fence around a pool in Henderson?
Yes. Henderson builds pools to the International Swimming Pool and Spa Code, which requires a permanent barrier and self-latching gates. Ask the city for the exact rules that apply to the address.
Which Henderson neighborhoods have the biggest pools?
The larger lots are in Green Valley, around the Legacy and Wildhorse golf courses, in Anthem Country Club, and in MacDonald Highlands. Newer neighborhoods have smaller yards and smaller pools.
How much water does a pool use in Henderson?
The Southern Nevada Water Authority says the average pool in the valley is about 470 square feet and loses about 22,800 gallons a year to evaporation. A pool cover cuts that by about 90 percent.
Is it better to buy a home with a pool or add one?
Buying one is usually cheaper and faster, and a pool over 600 square feet can no longer be built new. Adding one makes sense if the yard is right and you want a specific design.
Do Henderson 55+ communities have pools?
Yes. Sun City Anthem, Solera at Anthem, and Heritage at Cadence all have resident pools, so many owners there skip a private one.
Does a pool add value to a Henderson home?
It depends on the street and the price range. Where most homes have one, a home without a pool can be harder to sell, and an old pool that needs work cuts into the price. We look at recent sales on your street to answer this for a specific house.
How do I find the schools for a home in Henderson?
Public schools in Henderson are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
