What are the guard gated communities in Las Vegas?
The best known guard gated communities in Las Vegas are The Ridges, Red Rock Country Club, Spanish Trail, Southern Highlands Golf Club, MacDonald Highlands, Ascaya, Anthem Country Club, and Las Vegas Country Club, and there are 210 gated and guard gated homes for sale across the valley right now at a median list price of $5,200,000.
- A guard gated community has a staffed gatehouse where guests and vendors are checked in. A gated community has only a code, a card, or a remote.
- This page shows both, because the listing data marks a home as gated either way. Each card and listing says which kind of gate it is.
- Most guard gated communities here are built around a golf course; Queensridge and Ascaya are the main ones without one.
- Many big master plans, such as Summerlin, Anthem, Seven Hills, and Southern Highlands, are open overall with guard gated neighborhoods inside them.
- Prices run from townhomes and older golf homes to custom estates well over $5 million. The live median is shown above.
- The gate is paid for through HOA dues, so expect higher dues behind a guard than behind a code gate.

Which Las Vegas communities are guard gated?
These are the guard gated communities buyers ask us about most, from 1960s golf estates a few minutes from the Strip to custom homes on the mountain in Henderson.

What is it like to live in a guard gated community in Las Vegas?
Living behind a guard gate here mostly means quiet streets and fewer strangers. Through traffic, solicitors, and package thieves have a harder time getting in, and every guest, contractor, and delivery driver is checked at the gatehouse or has to be on your list. Many of the oldest and best known ones, like Spanish Trail, Canyon Gate, and Las Vegas Country Club, were built around a golf course in the 1960s through the 1980s, so they have mature trees and a central address. The newer ones, like The Ridges, Ascaya, and MacDonald Highlands, sit higher on the edges of the valley, with bigger custom homes and views back to the Strip.
There are tradeoffs. The gate costs money every month, and the guard staff is usually the biggest line in the association budget, so dues behind a guard run higher than in a code gated neighborhood. Guests wait in line at busy times, ride share and delivery drivers sometimes get turned around, and you will spend a little time keeping your guest list current. A gate also does not stop every crime; it slows people down and puts a person between the street and your door.
It also helps to know how the layers work. Many guard gated communities have a master association for the main gate and a sub-association for each neighborhood, and some neighborhoods inside add a second gate. The Ridges, Anthem Country Club, Olympia Ridge in Southern Highlands, and MacDonald Highlands all have neighborhoods with a second gate. In big master plans like Summerlin, Seven Hills, and Green Valley, the community as a whole is open and only certain neighborhoods are guard gated, so the name of the master plan does not tell you whether a home has a guard.
If you want the security without the yard, a few high rises are guard gated too. Turnberry Place has four towers behind one staffed gate off the north Strip, and One Queensridge Place sits behind a staffed gate on Alta Drive.
What should you check before buying a guard gated home in Las Vegas?
Confirm what kind of gate the home is really behind, when it is staffed, and what it costs, then read every association's resale package before you remove contingencies.
- Guard gated, staffed, or gated
Listings use these words loosely. Drive to the entrance and ask whether a person is on duty, or whether it is a code or card gate. Some neighborhoods are gated inside a guard gated community, and some are code gated inside an open master plan.
- Staffed hours and patrols
Ask the association whether the gate is staffed 24 hours or only part of the day, whether there is a roving patrol, and whether the back gates are resident only.
- HOA dues, and how many associations
Guard staff is usually the biggest line in the budget. Ask for the resale package from the master association and each sub-association, with current dues, the reserve study, any special assessments, and transfer fees.
- Guest and vendor rules
Find out how guests are added, whether there is an app, how ride share and deliveries are handled, and whether contractors have set hours. It matters if you host often or plan a remodel.
- Club membership is separate
Most guard gated golf communities here have a club you join separately from the HOA, such as Spanish Trail, Canyon Gate, Anthem Country Club, Red Rock Country Club, and Southern Highlands Golf Club. Owning the home does not make you a member, so ask about the club's fees and waitlist.
- Architectural review
Pools, additions, solar, paint colors, and new custom homes go through the association's design review. Read the guidelines before you plan changes.
What does it cost to own a guard gated home in Las Vegas?
At the live median list price of $5,200,000, with 20 percent down, the monthly payment below includes the loan, property tax, insurance, and typical HOA dues. Dues behind a staffed gate are higher than average, so change any number to fit the home you want.
- Principal and interest$26,294
- Property tax$2,600
- Home insurance$292
- HOA dues$0

What is the difference between gated and guard gated?
A guard gated community has a staffed gatehouse where a person checks in guests and vendors. A gated community has a gate that opens with a code, card, or remote, with no one on duty. This page shows both, so check each listing.
What are the best guard gated communities in Las Vegas?
The ones buyers ask about most are The Ridges and Red Rock Country Club in Summerlin, Spanish Trail, Southern Highlands Golf Club, Las Vegas Country Club, Canyon Gate, and Queensridge in Las Vegas, and MacDonald Highlands, Ascaya, and Anthem Country Club in Henderson. The best one depends on your budget, whether you want golf, and which side of the valley you work on.
Which guard gated communities are in Henderson?
MacDonald Highlands, Ascaya, Anthem Country Club, Tuscany, and SouthShore at Lake Las Vegas are guard gated, and Seven Hills has five guard gated neighborhoods: Terracina, Venezia, Rapallo, Presidio, and Renaissance.
Which guard gated communities are in Summerlin?
The Ridges and Red Rock Country Club are guard gated, and several enclaves in The Canyons and The Hills are too, including Bellacere, The Palisades, Eagle Rock, Tournament Hills, and Country Club Hills. Summerlin as a whole is not gated.
Are there affordable guard gated communities in Las Vegas?
Yes. Older golf communities like Painted Desert, Los Prados, and Rhodes Ranch have guard gates and homes priced well below the custom estate communities, and townhomes and condos inside some guard gated communities cost less than the houses. The live median for all gated homes is shown at the top of this page.
How much are HOA fees in a guard gated community?
They vary a lot by community and neighborhood, because the guard staff, private roads, and any clubhouse are in the budget, and many homes pay a master and a sub-association. Each listing shows its dues; ask for the resale package for the full picture.
Are there guard gated 55+ communities in Las Vegas?
Regency in Summerlin and Trilogy in Summerlin have staffed gates, and Los Prados has four age-restricted villages inside its guard gates. Heritage at Cadence and Del Webb Lake Las Vegas are gated 55+ neighborhoods.
Do you have to join the golf club in a guard gated community?
Usually not. At Spanish Trail, Canyon Gate, Anthem Country Club, Red Rock Country Club, Southern Highlands Golf Club, and Las Vegas Country Club, the club is separate from the HOA and membership is optional. Los Prados is different: the homeowners association owns its course.
Are there guard gated condos in Las Vegas?
Yes. Turnberry Place has four high-rise towers behind one staffed gate off the north Strip, One Queensridge Place has two towers behind a staffed gate, and Las Vegas Country Club has condos and townhomes inside its guarded entrances.
How do I find the schools for a home in Las Vegas?
Public schools in Las Vegas are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
