What is it like to live in The Lakes?
The Lakes was one of the first master-planned communities on the west side of Las Vegas. The developers broke ground in November 1984, before Sahara Avenue was even paved out here, and dug Lake Sahara. Two lakes were planned at first, which is where the name comes from, but only one was built. Homes went up from the mid-1980s to the mid-1990s, and the neighborhood now covers about two square miles south of Sahara Avenue between Durango Drive and Hualapai Way.
The lake is the reason to look here. About 300 homes sit right on Lake Sahara in seven gated villages, and The Lakes Association says it is the only place in Las Vegas where you own your own shoreline and keep a dock in your back yard. Every lakefront owner can boat and fish on the lake under the association's rules, and the lake holds bass, bluegill, and catfish.
Away from the water, The Lakes is a mix of condos, townhomes, and single-family streets, many with Spanish-style tile roofs and mature trees. Lake Town Center has the everyday shopping, and Summerlin, the 215, and the Desert Inn arterial are all close. If you want water without paying for a dock, the homes and condos just off the lake are the place to start.
What is there to do outside in The Lakes?
Boating and fishing on Lake Sahara for lakefront owners, walking paths and greenbelts for everyone, and Red Rock Canyon about 20 minutes west.

What should you check before buying in The Lakes?
Find out which associations the home belongs to, check the dock and lake rights if it is on the water, and get an insurance quote for the exact address before you remove contingencies.
- Which HOA the home is in
The Lakes Association covers the gated lakefront villages, and many other neighborhoods in the area have their own associations. Ask for the resale package from each one, with current dues, any special assessments, and transfer fees.
- Dock, shoreline, and lake rights
Lakefront owners own their shoreline and can use the lake under the association's rules. Check the condition of the dock and seawall and read the lake rules for boats before you buy.
- Age of the home
Most homes here were built in the 1980s and 1990s. Have the roof, plumbing, and air conditioning inspected, and ask what has been replaced.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- CC&Rs
Read the covenants for exterior changes and parking.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
