What is it like to buy a newer home in Las Vegas?
A home built in the last few years takes a lot of the guesswork out of owning in the desert. The roof, air conditioning, water heater, and windows are young, the plumbing is current, and the floor plan was drawn for how people live now: an open kitchen, a big great room, and often a den or loft for working from home. Most of these homes are in master plans with new parks and trails, like the western villages of Summerlin, Skye Canyon near Mount Charleston, and Cadence in Henderson, home of Heritage at Cadence.
The first choice is new build or recent resale. A new build lets you pick the lot and the finishes and comes with the builder's warranty, but the base price rarely includes window coverings, a finished backyard, or many of the upgrades in the model. A two or three year old resale usually has those already done, and you can see how the house and the neighborhood have settled. We price both side by side for buyers all the time, and the answer changes with builder incentives.
The tradeoffs come with the land. Newer neighborhoods are on the edges of the valley, so drives to the Strip and the airport are longer than from central Las Vegas. Lots are smaller than they were 30 years ago, many homes are two story, and neighbors are close. Yards are desert by rule: since April 5, 2022, the water district does not allow grass in the front or back yard of new properties, and new pools are capped at 600 square feet. Trees are young, so shade takes years.
The costs are different too. Many newer neighborhoods were built with a Special or Local Improvement District, which adds a yearly assessment to the tax bill until it is paid off. Master and sub-association dues stack up. And the first tax year on new construction is billed without Nevada's property tax cap, which starts the year after. What should you check before buying a newer home in Las Vegas?
Get the builder's warranty documents, ask about SID or LID assessments and HOA dues, and still hire an inspector, even on a home that is only a year or two old.
- Builder warranty
Ask for the builder's warranty documents, what is covered, and how much time is left. Some coverage transfers to a second owner and some does not.
- An inspection, even on a new home
Hire your own inspector. On a new build, an inspection before the final walkthrough and another before the first-year warranty runs out catch problems while the builder still has to fix them.
- Construction defect rights
Nevada lets homeowners bring construction defect claims for up to 10 years after a home is substantially completed, under the Chapter 40 process. Ask the seller about any past claims or repairs.
- SID and LID assessments
Many newer neighborhoods carry a Special or Local Improvement District assessment on the tax bill. Ask whether the home has one, what balance is left, and who pays it at closing.
- First-year property tax
New construction is taxed without the 3 percent cap in its first fiscal year, and the cap starts the next year. Use the county's full bill, not the builder's estimate, for your budget.
- HOA dues and what is still unbuilt
Get the master and sub-association resale packages. In a community still building, ask what is planned on the empty land nearby and whether the builder still controls the board.
- Yard, pool, and solar
Grass is not allowed in new yards, and a new pool is capped at 600 square feet, so price the backyard you want before you buy. If the home has solar, find out whether it is owned or leased.
- Settling and drainage
Look for cracks in drywall, stucco, and the garage slab, and watch where water runs on the lot. Desert soils can move in the first few years, and the warranty is the time to report it.
