What is it like to live in Providence?

Providence is a master-planned community of about 1,200 acres in the northwest corner of Las Vegas, west of US 95 and north of the 215. Focus Property Group started it in the mid-2000s, the first homes sold in 2006, and it became one of the top selling master plans in the country in the years that followed.

The plan was laid out around parks and walkable streets. The Promenade runs through the middle, Knickerbocker Park has a splash pad, ball field, and dog park, and Huckleberry Park added dog parks, an events field, and a stage. Many streets have trees and front porches, which is less common in Las Vegas than you might think.

Homes came from national builders, so you will find a lot of floor plans across a fairly tight age range, mostly built from 2006 on. That makes Providence a good place to compare very similar homes side by side. Every home pays the master association, and some neighborhoods add their own dues or a City of Las Vegas SID assessment, so check the full monthly cost on each home.
