What is it like to live in Providence?
Providence is a master-planned community of about 1,200 acres in the northwest corner of Las Vegas, west of US 95 and north of the 215. Focus Property Group started it in the mid-2000s, the first homes sold in 2006, and it became one of the top selling master plans in the country in the years that followed.
The plan was laid out around parks and walkable streets. The Promenade runs through the middle, Knickerbocker Park has a splash pad, ball field, and dog park, and Huckleberry Park added dog parks, an events field, and a stage. Many streets have trees and front porches, which is less common in Las Vegas than you might think.
Homes came from national builders, so you will find a lot of floor plans across a fairly tight age range, mostly built from 2006 on. That makes Providence a good place to compare very similar homes side by side. Every home pays the master association, and some neighborhoods add their own dues or a City of Las Vegas SID assessment, so check the full monthly cost on each home.
What is there to do outside in Providence?
Three main parks inside the community, walking paths between them, and quick drives to Floyd Lamb Park and Mount Charleston.
- The Promenade
The main park space through the center of Providence.
- Knickerbocker Park
A 15 acre park with play areas for young kids, a splash pad, a youth baseball field, a dog park, and a jogging path with exercise stations.
- Huckleberry Park
Large and small dog parks, a multiuse events field, a full basketball court, an outdoor stage, and picnic areas.
- Floyd Lamb Park and Mount Charleston
Floyd Lamb Park at Tule Springs is a short drive east, and US 95 leads up to Kyle Canyon and the Spring Mountains.

What should you check before buying in Providence?
Ask for the HOA resale package, check for a SID assessment, and get an insurance quote for the exact address before you remove contingencies.
- HOA resale package and sub-association fees
Every Providence home pays the master association, and some neighborhoods add their own. Ask for the resale package from each one, with current dues, any special assessments, and transfer fees.
- SID assessments
Some Providence neighborhoods carry a Special Improvement District assessment on the property tax bill. Ask whether the home has one, what balance is left, and whether the seller pays it off at closing or it passes to you.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
- CC&Rs
Read the covenants for rules on parking and exterior changes.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
