What is it like to live in Valley Vista?

Valley Vista was once Park Highlands West, the smaller half of a master plan that went bankrupt twice before any homes were built. After the North Las Vegas City Council split the land in 2014, the 600 acre west side was renamed Valley Vista, with SunCal leading the early work. D.R. Horton bought about 200 acres in early 2018, Lennar joined it, and the first home was started in 2017. The association reports the plan was fully built in January 2026 with 3,469 homes.

Galaxy Park is the center of the community, with lawns, two dog parks, disc golf, and lighted courts. Atlas Park adds a splash pad, and Orion's Belt Park and two trails round out the open space. All three parks are open to the public from 6 a.m. to 10 p.m.

In 2019 the city arranged nearly $34 million in special improvement district bonds for Valley Vista's curbs, sidewalks, streetlights, and sewer lines. Homeowners repay that debt through a separate assessment on the tax bill, so it is part of the cost of owning here.

When the first neighborhoods opened in 2019, builders priced homes of 1,600 to 2,000 square feet from the low to mid $300,000s. An emergency room is already part of the community, and the association says an elementary school and an Albertsons grocery store are planned. Aliante's shops and casino are just across the 215.
