What is it like to live in Villages at Tule Springs?

The Villages at Tule Springs started life as part of Park Highlands, a plan whose land sold at a 2005 federal auction for $639 million and then went bankrupt twice before a single house was built. In 2014 the North Las Vegas City Council approved splitting the land. The larger east side became the Villages at Tule Springs and the west side became Valley Vista. Ground was broken in May 2017 on about 1,280 buildable acres approved for up to 8,683 homes.

The plan is split into four villages. Village Three, between Deer Springs Way and the 215 at the Revere Street ramps, came first, with Pardee Homes, KB Home, and CalAtlantic Homes. Tule Springs Regional Park and the city's North Central Area Command police station are both in this part of the community.

Village Four is south of the 215 and east of North 5th Street, next to existing shops. Villages One and Two are north of the Beltway and border the Eglington Preserve of the Tule Springs Fossil Beds National Monument, and the 2017 plans called for trailheads into the monument. In April 2025 North Las Vegas approved more than 700 KB Home lots in Village 2 off North 5th Street and Sandstone Ranch Parkway, a mix of townhomes and single family homes.

Early plans called for two elementary schools, a fire station, and 97 acres of parks. A 16 acre shopping center is also planned, but as of 2025 it had no construction timeline.

    Tule Springs Regional Park was closed from 2024 until April 2026 during a dispute between the master association and its management company. Ask for the current budget, the reserve study, and whether any legal matters are still open.
