What is it like to live in Green Valley?

Green Valley came before Summerlin. Hank Greenspun bought the first 4,720 acres in 1971, and his American Nevada Corporation opened the community in October 1978 with a plan that put parks, school sites, and shopping on the map before the houses. That plan is why the streets here feel settled: big trees, parks a short walk away, and shopping that grew up alongside the homes instead of after them.

The community was built in three waves. Green Valley North, the original section near Sunset Road and the Galleria, has the oldest homes and many single-story ranch plans. Green Valley South came next, starting around 1985, and includes the Legacy golf neighborhoods. Green Valley Ranch started in 1994 south of the I-215, with The District at Green Valley Ranch and the Green Valley Ranch Resort at its center.

Most of Green Valley is not gated, though there are gated and guard gated pockets, like Grand Legacy. HOA dues vary more here than in newer communities. Some older streets have low dues or none, and Green Valley Ranch has a master association plus neighborhood associations. Everything is inside the City of Henderson, in the 89014, 89074, and 89012 ZIP codes, with Green Valley Ranch reaching into 89052.
